A big part of it is the un-rendered nature of the drawing--
Its a background building to be sure, but an OK design

I would say get used to seeing so-so designs along that side of Spring. Midtown or not, it fronts the interstate... not worthless property by any means but not exactly the first place builders are looking to add high quality residences... probably a lot of the reason those lots are still vacant today while development has been rampant elsewhere in the area.

Normally I would agree with you. With that said, that did not stop Moderna Midtown from developing a first class project fronting the Connector.

Not a fan of that one, actually... to me it looks like every midrise apartment development from the last few years, just with a mismatched tower glued on top... works fine as infill but completely forgettable. I doubt anything like Eviva will ever be going up along there.

Isn't all that vacant interstate frontage more a function of DOT reasons than lack of desirability? Several buildings were destroyed because of the construction of 17th and 14th Street bridges. I assumed the land was recently just put back in play. Regardless, glad to see things happening on the moonscape there.

Now if the grid could be reconstructed and more streets hooked up, including 15th to Williams, 13th to Williams, even 13th though the future tower site at Peachtree (yes, I would sacrifice a tower to complete the grid at that intersection) it would help Midtown so much. Even 7th through Drew Eckl's parking lot. There are half a dozen more.

And while I'm at it...I wish GT would buy the block bounded by Spring, Biltmore, W Peachtree and 5th, raze the entire block and put in an old fashioned town square park with trees and a band-shell and a fountain. maybe a space for food trucks on one side. That would be a great amenity for the area. I think more active use small parks are needed in town. But have GT run it and not the city. Institutions and businesses can keep these areas cleaner than government can.

GT or at least the Board of Regents already owns that lot and it is for future expansion of Tech Square.

That's true about those lots next to the interstate. Living next to a highway doesn't sound very appealing but its not uncommon to see residential overlooking them anywhere I've traveled so it must not be that big of a deal. The Modera apartments won't be getting any less for rent than the rest of these buildings that's for sure.

Modera is about the best we can hope for in terms of residential right on the interstate, unless we see a cap come to fruition.

University House claims to still be on target for an August opening.

Between UH and Square on Fifth that will be a lot of new people walking in that area in the very near future; the decks don't look big enough to fit that many cars.

706beds(UH) + 628beds(Sq5th) = 1334 additional people in Tech Square. The sidewalks along Spring should soon get a lot more foot traffic.

That Publix is going to get crushed with so many new people moving to the area. 1300 beds from the two student towers, another 400-500 people moving into 33 Peachtree Pl.,Modera is adding over 400 units which is yet another 500 people, then eventually the midrise a block north another 400+ people or so and this is within a 2 block radius. This doesn't include the other towers/midrises going up in Midtown where people use this publix. Whole Foods is still 2-3 years away from opening. During that time, Midtown will add 4k+ units or so which translate to about over 5k people.


Also, with all of the wealth, yuppies, and buildings going up in Midtown, do you guys think we're getting closer to a flagship Apple Store setting up shop there or even just a regular Apple Store? I remember we used to talk about Apple Stores in Midtown a lot, but recently, that kind of talk sort of just dissipated.

A cohesive vision and plan for the Midtown Mile seems to have dissipated. I wonder if the stores that were slated to go there ended up at Atlantic Station and thus took the wind out of MM's sails.

I'd have loved to see a Jcrew, Banana republic, Williams Sonoma, Pottery Barn, etc go in. I'd imagine something like an Apple Store would wait for that kind of momentum before going in by itself.

i'm kind of glad that went away. i would rather see midtown develop organically into a real neighbourhood; just ensure that buildings have active uses and parking decks are covered up.

There is a listing now for Eviva Peachtree's added office space with the note that it will be breaking ground August 2015 with occupancy being available 01/2017

There is 37k of office, but they do not want to divide it up so I guess only a single tenant
