As for good suburbs, I'm a big fan of Cornell in Markham. Garages in rear lanes, leaving the streets for streetside parking and large trees. The rear garages often have second units atop them, creating affordable housing in the area and providing additional density.
Actual retail streets have been constructed, even if the retail space is substandard and the street is a bit wide.

In the near future along Highway 7 in the southern portion of the subdivision a high density, mixed use precinct will emerge with street fronting retail.
