it's not that simple. and blatchford isn't how to do it right.

but it's not just fort road and blatchford that we need to be concerned about. the city's current land development activities are summarized here:

a) A detailed list of City land assets that could be transferred to a municipal
development corporation and an analysis of the financial and other costs and benefits to the City and to the corporation for each proposed transfer.

b) A detailed business plan showing projected cash flows for a municipal
development corporation, and proposed funding sources and requirements for the corporation’s operating and capital costs for its first three years.

c) A draft application to the Minister of Municipal Affairs requesting approval to establish a for-profit municipally controlled land
development corporation.

d) A budget adjustment of up to $2 million for start-up costs to be brought forward for consideration as part of the Spring Operating Supplementary Budget Adjustment

There just too many large scale new communities being carved out of former industrial or underused land and not enough people wanting to live in them. If been saying this for years. East Jasper, North Edge, Blatchford, etc etc etc....At some point there is going to be massive disappointment with results of some or many of these.

Station point was an afterthought to the road widening anyway, and who wants to live sandwiched between a rail line and a 6+ lane traffic sewer no matter how nice the sidewalks are.

That road kills me everytime I see it. It's so unnecessarily wide and just kills any chance that area ever had of being a walkable, pedestrian- and transit-oriented neighbourhood, way more than the Transit Hotel or its clients ever could.

So frustrating.

As a resident of the Northeast, it's indeed sad to see Station Pointe undeveloped but I think its weaknesses are also its strengths. It just needs some pioneering people to develop first. Of course a housing co-op was the perfect fit since trying to lure developers to an undesirable in a city with lots of choice was going to be an uphill battle at the best of times...

Too bad that deal fell through but I do think maybe partnering a private developer with Capital Region Housing Corporation for a mixed-income project would be nice to see. The area still needs affordable housing but ghettoizing it in a project without market units is always a bad idea...

This is one sharp tower. Also ultima is a real stand out with its height from most directions looking downtown.

For now you're correct. I'm not so sure 15 years down the line when the Edmonton Energy and Technology park has developed much further.

^ I remain skeptical, unless they convert those outer lanes to metered parking and/or bike lanes. Wide roads really tend to be antithetical to good urban design and walkability.

^exactly. I was reminded of how ridiculous our roadway design is when on Bloor and or Queen East the other day. Rush hour 4 lanes ok, but outside of that 1 lane each way with pay parking on both sides and just wide enough for bikes to go between pay and traffic with boxes at intersections in some cases. Traffic moves well enough and at a speed suited to match with bikes, peds etc... about 30-40.

Don't see why not? VIA station is pretty small, can't have cost much.. and Statione Pointeee would work much better as a combined greyhound/VIA station with a direct tie in to Belevedere

Fix the road access, and I bet you could induce at least a hotel or two, onward and upward from there

and a real high capacity/high frequency subway + trolley system, 24 hour transit, a freeway system that includes downtown. not purposely avoids; decent heavy rail too ...doesn't help much. When will we get some of this in Edmonton...

I'm not advocating that we have good road design, or that fort road needs to be what it is... Just that we do everything poorly here in unison, creating the mess we have now.
I'm thankful I can walk to work in under 5 minutes, and enjoy a decent sized house. No commuting for me.
