Colorado Center tower 3 is officially under construction. The parking lot is all fenced off and is being torn up as we speak.

Ground has broken on the source hotel as well. Looks like they have begun excavation for the parking garage.

Assuming 5280 residences gets going soon (16th and Penn) and the Tavern project moves forward next spring that will be 3 parking lots wiped out of uptown with the new developments, covering a combined 2 city blocks, all lying within a block of eachother.

There is also the apartment project at 17th & York. Not an empty lot but it's more residential density. It's been fenced off, haven't been by there to see if demo has started.

Anyone know what is happening at 11th & Broadway? The Arby's has been vacant for several months and I had heard taco shop but I noticed today there is fencing up around the entire site including the parking lot. More high rises in GT??

They haven't started knocking buildings down at 17th and York but crews have been there doing prep work. Interesting on that Arby's, I thought it was going to be a Torchy's Tacos as well (guess that is still possible).

I think Richman's project at 28th and Vallejo in Lohi is getting close.

Just this week its been fenced off, gas lines marked, and they have managers on site in an adjacent bungalow they are using as an office.

While I don't follow Denver's apartment market very closely, two things are clear in both of our cities: 1. To some extent urban housing development can create its own demand, because successful urbanity attracts people and can even convince people to alter their lifestyles to be a part of it. 2. The tech overflow from San Francisco is growing, which is helping bring a lot of additional techies, and apartment demand, to certain cities, and so much the better when it's happening in the middle of town.

I'd agree with "1" more than "2." These tech companies typically become chameleons when they leave the Bay Area often using a sharp pencil in analyzing costs. (Seattle is different)

I'd agree with the "urban lifestyle" angle but at some point it's subject to demand/supply, law of diminishing returns, risk/reward analysis. Too much partying can leave a hangover; doesn't mean parties go completely out of style.
