My understanding from the community outreach meeting I attended is that the new steam plant would be on the south east corner of 13th and Zuni diagonally across from the site with the large old coal fired generator.

The PUC was deciding if they can burden the entire customer base with the construction of a plant that only serves downtown steam customers. I don't know how or if the decision has come down.

Either way, the existing behemoth north west of 13th and Zuni should be available for reuse or redevelopment and if this area starts to see major development then it would be a great focal point right next to the mentioned future 'steam on the platte' complex.

That's not how the PUC application reads, but neverminding that, it's still going to be a substantial facility. I wouldn't hold my breath for any major redevelopment of that site.

I found this in the January CPUC newsletter:

Xcel Energy is asking the Public Utilities Commission (PUC) for approval of a new plan to meet its future steam system needs. The company filed its proposed Steam Resource Plan on December 18 in response to a PUC decision issued a year ago ordering the company to conduct a future needs assessment and detailed survey of its steam customers. Xcel and its predecessors have provided steam utility services in the downtown Denver area since 1879 to commercial office buildings, residential buildings, hotels, retail establishments, restaurants and government buildings, such as the State of Colorado Capitol Complex, the Colorado Convention Center, the Denver Art Museum, the Webb Municipal Office Building, and the Auraria Higher Education Center. As of December 2014, Xcel had 129 steam customers.

The new proposal includes both short-term and long-term solutions for meeting its customers’ demand. For the next 3–5 years, Xcel proposes to (1) upgrade a portion of the steam distribution system at the Capitol Complex to
provide higher pressure service; and (2) convert its Zuni Station from electric operations to steam-only operations effective January 1, 2016. For the longer term, the company is asking the PUC to grant a conditional Certificate of Public Convenience and Necessity (CPCN) for future construction and operation of one of two new boiler projects—a one-boiler facility to be located at the existing Denver Steam Plant, or a two-boiler facility to be located at the existing Zuni Station plant site. The company would make a filing by July 1, 2016, selecting which project to proceed with based on estimated peak load requirements.

Xcel recently implemented significant rate and tariff changes to its steam tariff, including the introduction of a new demand change. The company said it needs time to assess how customers will respond to these recent rate changes in order to accurately project the specific maximum production sendout that will be required after 2015. A PUC decision on the proposed plan is expected later in 2015

Maybe I'm off slightly. This is the rendering I saw a couple years back:


Source: North Denver Tribune

On closer inspection it shows the new facility southwest of 13th and Zuni right along the existing newer gas turbines (or whatever they are). I know there was also an option to rebuild on the old coal burner site. The neighborhood preference was definitely for consolidation to one side of 13th.

And the south side makes sense. Well good, I hope that works out. Going to be a hella expensive development parcel, though. Doesn't seem like a good residential site to me. If anything, I'd prefer to give it over to stadium parking and trade it for some more development-friendly property to the west.

I was hoping for a reuse project like The Source only targeted to a wider market, but you are right, remediation will be a killer.

The PUC decision will dictate the path moving forward for a few things:

1. Potential Zuni Plan redevelopment (subsequent steam expansion on SW parcel)
2. Riverfront Park (part of the current tank site on west side of river)
3. Potential realignment of 13th Ave to Holden (partial tank site)

300 units in 7 stories on just 28K square feet? Sounds like it should be taller, unless they've acquired the entire block.

Oh there's also a zone change request for the 2500 and 2600 block of Lawrence St in Curtis Park. Requesting to change from G-MU-3 to G-RX-5 with waivers. All part of the Tres Birds design for the blocks.

You must be on the same email list as me.

From what I understand, the Lawrence zone change is widely supported by the neighborhood and will allow for some additional retail at some corners of the development. But I don't know enough about zoning to know the details.

Modera at DU (1911 S. Josephine St.) rendering, project was mentioned a few pages back. Pretty much par for the course.
