Got this email regarding the NCR HQ this morning:

Recent progress:
• NCR, Invest Atlanta and Cousins Properties have now closed on the incentive agreements, and Cousins on the acquisition of the land at Centergy North at Technology Square on Spring Street.
• NCR and Cousins entered into a long-term, build-to-suit lease for the new campus facility at the site in midtown.
• Duda Paine Architects will serve as the base building architect and is well known for creating meaningful, purposeful, transformative spaces inspired by their clients’ businesses. They have won numerous awards and are responsible for many leading projects, including the world-class Terminus office towers in Buckhead, Georgia.
• Gensler, ranked as a top 20 design firm, will be our interior architects. The firm is well known for sustainable, collaborative interior design and has delivered leading-edge projects all over the world, including the Shanghai Tower and Airbnb’s corporate headquarters.


We couldn’t be more excited about our progress, and when completed our new campus will:
• Provide a unified, contemporary work environment with a unique design, and amenities that will inspire collaboration and breakthrough innovation.
• Allow convenient access to Hartsfield-Jackson Atlanta International Airport, making it easier for existing and prospective customers, employees and visitors to reach our headquarters. In addition, the location provides greater access to amenities such as restaurants, shopping and entertainment.

When I read this "elite fitness and spa facilities" I immediately thought "Equinox." As a 10-year member, I know that Equinox looks to position themselves in cities that are considered centers of the gay community (any visit to one in NYC, SF, Miami, Toronto, or LA will confirm this).

Sounds like you should Reply and ask how many floors it is.

Or better yet, identify yourself as a regular poster on the SkyScraperPage forums (for credibility) and offer them a hand in choosing a height, and then recommend 65 floors.

So just rough-estimating things, the B of A building cost $150,000,000 in 1992 dollars, which is about $250,000,000 in 2015 dollars. The Cousins property is going to cost $200,000,000, although I believe materials may be a lot more expensive now. Just from those numbers I think a building that's 30-40 floors is entirely reasonable.

Is there any way to obtain the lot size? The 485,000 square foot along with the rough estimate of the % usage of a lot (based on a guess) could also give a hint as to how tall it would be.

This was the site plan in the notes for the incentives with Invest Atlanta.



Left building must be the office portion because the right building doesn't seem wide enough to be offices. Probably is the rumored hotel portion.

Do we know what those green blocks represent? Do they represent the parking portions of the buildings? Thus, being (mostly) on the insides of the block.

I think that is greenspace on the roof of the parking deck. I guess will find out Tuesday when it is presented to drc.

If that green shaded area is, in fact, space on top of the parking deck, then it's highly likely the 485K sf building will be on top of that deck, with only a lobby entrance at ground level for vertical transfer by escalators and elevators to the true lobby level atop the deck. If they're building all parking at once for 3,600 employees, that's going to be a several level deck as a podium for the building. So, maybe the deck is 5-floors with a nearly 500K sf building above, plus some sort of special crown to make it stand out and increase the height even further than the actual floor plates. If these factors hold true, definitely could be a 500ft structure, especially given the comparison to the Terminus Building at the corner of P'tree & Piedmont, which I love. Looking forward to hearing a rundown from someone who attends the DRC meeting. Exciting times for ATL!!

True..but it would have to have a crown that's pretty tall. Most people on this forum did not think Terminus 100 was a great looking building. The comments across the board, that it was short and stumpy looking. Terminus is 26 floors...at 485 ft and the Lower roof at 361 ft. This will of course be exciting to see what happens with floor count, height, and aesthetics.

Terminus 100 is advertised as having 656.000 sf in 27 stories and Terminus 200 as having 565,000 in 25 stories. However, I don't know the size of the base of the buildings.

I'm wondering what the south-east portion of this lot will become. It doesn't appear to have buildings on it and it butts up to the Square on Fifth development immediately to the south.

I'd love to see a 3rd building eventually put here, maybe in a later phase. The density would be huge on this block.

Do we know if the NCR project could potentially have a speculative aspect with NCR as anchor tenant?....that would explain how it could be much larger/trophyish.

Thats why I am saying 50 floors at least, Cousins wants more than one large tenant is his developments.

I wonder if they are thinking of going mixed-use given the success of the recent student towers. A residential component could push the tower through the roof.

I know you were clamoring for some more apartment projects. I have to imagine The Masquerade apartments will be announced soon officially, if they haven't, and I just saw drawings of a large apartment complex at the corner of Memorial & Hill Street which I assume will go up next to The Leonard.

There was some news about the Masquerade apartments recently from https://www.reddit.com/r/AtlantaDevelopment/
