Yeah I saw their Twitter actually, they're pretty active and have been posting updates a lot. You can take a look back at how they built them in the warehouse too.

Aren't both buildings attached and built on the same foundation? I believe the newer part was rebuilt after a fire.

Sign says "2 buildings + 44 parking stalls" which is good, that should be a huge boon to someone considering redevelopment. Not quite sure where those spots are, maybe just extras in the underground parkade?

Anyone know if the city will replace downtown Portage specialized streetlights to suit LEDS or contract someone to make specialized LEDS to fit in those without ruining the look of the fixtures...

It's just the bulbs that are being replaced, and its Hydro's responsibility to get ones that fit. Like someone said earlier, the new ones on Corydon are essentially the same type of vertical "360" design so they'll probably be similar. Cities all over the world are switching to LED, it won't be hard to find ones that work.

I didn't even know the RRC owned that property. 319's first and second floors are leased right now, third/roof is empty. But, I did find this RFP that closed in June:

Quote:
The properties at 319 Elgin and 325 Elgin have been selected for a more detailed study: to evaluate the development feasibility of these properties for the programmatic needs of the College. The assumption will be to use 319 Elgin essentially in it’s current form, while 325 Elgin will be assumed to be replaced with a structure internally connected to 319 Elgin. This study is to include a schematic level design, of sufficient detail to generate a Class C quantity survey. This design will be generated using an integrated design process involving College personnel.
So maybe we might hear soon. It's getting to be very close (well actually past) time we/the city start discussing plans for the PSB + parkade site. Before it becomes a white elephant/water park. I'm curious who owns the surface lot at the corner of Elgin and Princess though, I'd much rather see that get developed with 319 first, then deal with 325 and its lot after.

It's really sad that this has to happen all because of the new codes. What a joke, no exceptions for heritage status??

RRC is not currently looking at any expansion beyond the massive building presently being constructed at the NDC by the government. The development of the Union Bank was very hard on their finances.

That has nothing to do with the new energy code. Renovations are exempt.

What's the story behind this? (I'm visiting Winnipeg for the first time tomorrow and have a interest in historic buildings and their demolition.)

It's not being demolished... it's an old warehouse/light industrial building that's being converted into apartments.

It's clearly being done on the cheap if those windows are any indication, but the reality is that the demographic most interested in living in that specific location (I'd go out on a limb and say is mainly the 18-35 set) doesn't have the big coin to drop on lavishly renovated heritage buildings. Nothing wrong with that either, it's still a very positive project.

And bon voyage!

I read that somewhere in a comment from the developer, I'm trying to find it again but can't. It was something along the lines of the project being delayed cuz they had to design the fill for the windows to meet code. I think it was on Twitter but they tweet a lot, I'll keep looking.
