Another article on the slumlord.

Quote:
Philadelphia property owner Richard Basciano has now sold off his entire real estate portfolio in Center City, opening a frontier for development along what had long been a blighted stretch of 🞵🞵🞵 shops, empty buildings, and vacant land.
I thought he also owned the parking lot on 13th and Market. If he did, then who purchased it and when? And if not, then what's the excuse for it sitting empty lo these many years?

NIMBY circus tonight in Society Hill.

This new distinction, however, would be for the entire city as a World Heritage City.
I don't know. This list of World Heritage Sites from Wikipedia includes the other sites in the United States. https://en.wikipedia.org/wiki/List_of_World_Heritage_Sites_in_the_Americas

I don't see those listed on the other link.

True, and Philly is the only US city on this list:

http://www.ovpm.org/en/cities

So, on second thought, . . . .

There is probably a design center in DC also. So PMC buying the building could mean a few things: future development on the river, just an investment, blocking someone else from getting it, etc. But when the comparatively tiny plot next door is bought, that sets a different tone I would think. Makes it seem much more like a tear down and rebuild. While that would be quite awesome from a development perspective it would obliterate the interior design for the city, Main Line, and anywhere near. These companies only have 1 showroom in any large geographic area at which designers can see and take back to work samples of things.

Seems like there is tons of other spaces in CC they could move to, but getting a large contiguous space and getting all those groups to move together again might be like herding 3-legged cats LOL.

Who knows maybe they will sit on the space and flip it to a big consumer who is border blocked at this point (CHOP, Penn, etc.). While the building of things is definitely fun to watch, this jockeying of building/property ownership is starting to get interesting too.

Cheers,
G.
You heard it here first. Marketplace design center and affiliates are in the process of signing a lease at 34 S 11th St as part of the Market East Development.(Refurb Bldg not BTS) They will be anchor tenant.

BOOM! Love it! This is good news for both the East Market and Marketplace Design Center developments IMO.

Also good news for the possibility of a new PMC riverfront tower that will help connect Center City and University City.

That would be awesome, but so many false hopes already.

I'm sad for the person that has to pay $476/night to stay at the Runnemeade Days Inn. That being said, I don't think 100 miles is accurate. That would include Harrisburg, Baltimore, and NYC. The Priceline search for those cities returns:

NYC - 444 hotels
Baltimore - 146 hotels
Harrisburg - 102 hotels

So yes, hotels in and around Philly are mostly booked, but 100 miles is a bit hyperbolic.
The Business Journal statement is completely false, hotels within 100 miles are not booked at all. I work for Marriott and we have rooms available in the Philadelphia suburbs like Valley Forge, Willow Grove, etc. You won't be able to find all the hotels available through online booking engines like Priceline or Expedia, mainly because of length of stay (LOS) restrictions. The strategy for hotels is to get the longest length of stay for the most amount of money. Therefore those arriving the weekend before the Papal visit for the world meeting of families and staying through the following weekend will be able to secure rooms easier. There is a whole strategy behind this to maximize revenues for the hotels. The Business Journal quote is definitely incorrect and as we get closer to the visit I expect the hotels to become more lenient with their LOS restrictions.

Holy Christ .
I HOPE the statement in the Business Journal is incorrect .
Who in their right mind would spend $ 476 a night to stay at a
Days Inn , in Runnemeade .

However , the Phily Diner on the Black Horse pike is one of the
best in south Jersey .

In reality it's only 350 employees. This building will be released.

However, with that said, this is just another sign that City Council needs to get their 🞵🞵🞵🞵🞵🞵🞵 acts together, wake up, and cut business taxes across the board in Philadelphia so we can start drawing companies in. This should be the first act of the new mayor - passing more business friendly tax legislation for Philadelphia.

3675 Science Center
37th and Market

Quote:
3675 Market Street, a 12-story, 325,000 SF Class A laboratory/office building. The project is currently in the design phase with a projected start date in late 2015. The project requires the demolition of an existing parking garage and office building. The removal of these buildings allows for site re-configuration that will allow for a future extension of 37th Street from Filbert to Market Street in addition to the proposed new lab/office building and plaza. The project will serve as the cornerstone as the Science Center expands its mixed-use environment to the former University City High School site. The building will contain flexible wet laboratory space, computational laboratory space, office, retail and a shared work/conference meeting space. The building will be designed for 60% office and 40% laboratory.

Nice to see some development going on near Drexel University.

Wait a sec., did you say "former" University City High School site?
It's been too many years to recall, but is that the school on Warren Street?

Yes, that's the site. Just north of the Science Center developments along Market Street:
https://www.google.com/maps/place/Univer...4m2!3m1!1s0x0:0xb64c46ec30c4a06f!6m1!1e1

3675 Science Center will replace the parking garage and lowrise office building along Market Street and open up space to re-establish 37th Street. The University City High site will then be jointly redeveloped by the University City Science Center, Wexford Science and Technology, and Drexel University:

University City is one of the hottest neighborhoods in Philadelphia right now. A ton of highrises have gone up or are under construction including the 49 floor, 730 foot FMC tower.
