That is the first thing I thought of as well. It looks cool but doesn't seem practical at all. It looks like a prime spot for birds to roost as well.

WOW - interesting proposal.

The faceted panes of glass near the corners are unique.

Chris Doray designed the Bing Thom Hotel Georgia Proposal if I recall correctly.
You can see the similarity in concept with a faceted/sparklely appearance.

It's a nice topper on the tower - definitely not typical.

Forget about green gunk; how on earth will they stop thirty thousand birds from using this as the biggest roost in the city?

Birds may not be an issue...

Most birds fly below 500 feet except during migration. There is no reason to expend the energy to go higher -- and there may be dangers, such as exposure to higher winds or to the sharp vision of hawks. When migrating, however, birds often do climb to relatively great heights, possibly to avoid dehydration in the warmer air near the ground.

Why aren't birds roosting on top of every tower in downtown Vancouver already? Where do we see birds usually? Trees, the Bay? All rather close to the ground. What do we generally see anywhere near the upper stratosphere? Only birds of prey really.

As for green gunk, is the regular cleaning of what is obviously a very expensive tower so difficult to imagine?

This is not a future leaky condo on Kingsway.

Wow - thanks for digging that up, Delirium. At first I thought this was the project by Westbank that we have been hearing rumours about with a cool design. But it's not. What a nice surprise!!

The massing is the same boxiness you would find in Toronto, but while it's been overdone there, it is a nice change from the usual condo form we see here. Also happy to see such a significant crown. I like how it sort of fades into the sky. One drawback of the viewcones, is they do limit architectural features at the top of buildings. Very interested to find out who the developer is.

It looks like it'll be back-to-back with Westbank's "ooohs and oowws" tower behind First Baptist Church.

Both buildings seem much taller than One Wall Centre which is 150 meters. I though that at least the ooh ahh tower would have been 30-something floors.

We're really beginning to see the densification of the West End start to take place. Honestly, it's about time.

This is a cool-looking building. I'm not in love with it, but it's a step in the right direction.

I'm sorry but as someone who lives in the west end I just don't see it. I could be walking down any given street. I could look down both ways as far as I can see and maybe spot 3-5 other ppl. Its pathetic.

Here are the facts, Vancouver based on 2011 census:

All of Downtown:
Population
• Total 54,690
• Density 11,577/km2 (29,983/sq mi)

West End:
Population
• Total 44,560
• Density 21,833/km2 (56,548/sq mi)

The West End has been that size and density since the 80s. (I think we can all agree on the lack of development in the area)

Manhattan:
Population (2010)
• Total 1,585,873
• Density 26,833/km2

Populations are obviously far different.

Try doing some research before insulting others.

You'll have to fill me in on what's 'pathetic' about it. A relatively highly densely populated neighbourhood that is somewhat quiet, peaceful, has lush greenery, and surrounded parks and beaches, and all the amenities of the city. How is that pathetic? If you get all that and it doesn't feel like it's very densely populated, it sounds more like a job well done.

Seriously, I had to do double takes looking at this image for what city it was. At first I thought it was one of those strange renders where they drop in many random buildings that are not Vancouver, but if these are all ghost images of true heights / general proposals for the area, Vancouver is really, really changing.

Also, given that the city already went through the entire process of changing height limits (taller buildings policy, etc...) which the public was involved with, crticism over height now on these locations should be ignore I hope (again, since we already went through the process to allow such heights).
