Fort Collins - Midtown Happenings

Lots of exciting new things going down in midtown Fort Collins. Here are a few recently announced projects and a couple I've been too busy to post.

At the Prospect MAX Station a second phase of the "Prospect Station" development is in design. The first phase consist of a three story mixed-use building containing 32 apartments and ground floor retail. Phase two will feature 45 apartments in three floors. Here's a recent picture of Prospect Station:



The corner of College and Prospect will be seeing a lot of activity this fall with CSU's recently announced Medical Center and its adjoining parking garage.





The Spring Creek MAX station is getting in on the TOD action. Two 60's era warehouses and some storage units will soon make way for the mixed-use development featuring nearly 300 apartments and 15,000 square feet of ground floor retail.

Downtown Fort Collins Happenings

Here are a couple of updates on some exciting new downtown Fort Collins developments.

First up 310 South College Ave. CA Student Living recently announced their plans for a six story mixed-use development featuring 103 apartments with 14,000 square feet of ground floor retail. This development replaces a single story Perkin's restaurant and a surface parking lot. Here is a preliminary rendering of the development.



Sage Hospitality's planned Old Town Hotel is progressing. The hotel will have 162 rooms in a five story building featuring ground floor retail, restaurant, and meeting space and a rooftop bar. Here are a couple preliminary sketches of the hotel:

I drive by this site every day, and the site right off Wadsworth where the aerial photo shows them moving dirt now appears to be getting built into a much larger structure than the strip mall shown on the original site plan. I have no clue what they are actually building there though. I also read that the far northwest corner of the site, also shown to be big-box strip retail, is going to be an outlet of the CU Health hospital system (though you can never be 100% sure from the way these articles are written, I suppose it could actually be going on the first site I mentioned, which would explain why the site layout appears to have changed so much between what is shown and what they are building).

It has been a head scratcher to me all along why they started with the densest stuff first and then are planning strip malls along the periphery. I mean this IS Broomfield after all, but it seems like there may be demand for a higher and better use of that extra land. The housing market in this development appears to be roaring again after a lull during the recession, and they have built a very respectable quiet residential area consisting almost entirely of townhomes, apartments, and duplexes. It's a smaller site, but significantly denser than the streetcar-suburb style of places like Stapleton and Bradburn Village. There is clearly a lot of demand for this kind of housing in the area, and people are more than happy to live at a higher density here. Rents are going for $300-$500 a month more than what I'm paying only about two miles south of there too.

Eh, strip malls are just a land bank for future mixed-use infill. It makes sense from that perspective. What you really want is a town center, but there's only enough demand to build 10% of the town center right now. So you build 10% of it now, and put something cheap & easy to remove on the remainder, until you're ready to fill it in.

Like Quebec Square. It's OK as long as the bones will work for future infill.

Yeah, and I suppose I've made the same point about Stapleton in the past. Makes sense. The interesting thing here though, and what's different from Stapleton, is that the strip malls didn't really ever get built (at least not yet) and they did the whole development with very few single family homes. And with this latest announcement it will actually have a pretty decent (3ish-block long) town center adjacent a BRT station and event center. Not bad.

It's also 1/20th the size of Stapleton. Arista will end up being as big as the Central Park Station TOD when all is said and done.

FOCO Development

Even more development for downtown Fort Collins. Here are a couple of new and exciting projects.

The Historic US Forest Service building at 148 Remington is an underappreciated art deco gem. Soon it will undergo a complete transformation turning the building into a mixed-use retail/residential complex. Here a couple of preliminary renderings of the development:




Momentum continues to build in the River District. The Feeders Supply building will become the new home of the Fort Collins Food COOP. The development will feature ample indoor and outdoor dinning, a rooftop garden, a restaurant, bar, cooking school, and market hall for the COOP. Here a couple of preliminary renderings of the development. Notice the massing of The Confluence proposal in the first photo.

Its interesting seeing the mid-century influence pop up in more and more new buildings here. Is this happening every where? Fort Collins definitely boomed in the 60's. CSU is a damn mid-century time capsule and all of our high-rise buildings were built in the 60's. I like the design of this hotel so far. I'm just not entirely sure the metal screens fit in a national historic district like Old Town. I love that the back side of the hotel is deliberately more modern in design nodding to the River District across the street.

Yes, but mostly manifesting in interior design and glass boxes. I haven't seen that kind of neo-mid-century ornament before.
