I will say from what I've seen, Zenefits hires a lot of young college grads who are more likely to want to live in downtown Tempe.

Tempe Eyes 260-Unit Student Apartments

This is going right in front of Cholla Hal, more student housing. Good riddance on the current apartments that are there, quick Google Streetview shows some pretty run down units. Great add and more development along light rail

The proposal calls for 260 student housing apartments totaling 775 bedrooms and 2KSF retail/office on the 4.6 acre site, located southeast of the Terrace and Rural Road intersection near the Rural and ASU light rail station.

According to an announcement to area residents provided by Legacy’s attorneys, Gammage & Burnham, the project will help move students out of Tempe’s traditional residential neighborhoods and into student-focused housing near the ASU campus.

The stated goal is to, “provide students and young professionals with exciting new housing options within walking distance of both the ASU campus and the Rural Road/ASU light rail station, as well as the various uses, including employment, educational, and entertainment uses that are accessible throughout Tempe and the Valley via the light rail line.”

In addition to the five-story mixed use building, plans also call for a 6.5-level parking structure with approximately 470 parking spaces and nearly 300 bicycle spaces.

Timeline and budget information are not yet known.

I did a quick google street view- I would hardly call the current building run-down. In fact, I like the mid-century architecture of the current building. Although it will be good to get more density along the light rail, it'll be a shame to lose an older mid-century building only to have it replaced by the generic looking 4 floor building that's proposed.

I've been inside a couple of those apartments...they look decent on streetview but they are pretty run down. No big loss here. In fact, I think the biggest losses are the trees that will be torn down and the fact that the new units will likely be significantly more expensive than the current ones.

The new design IS very generic though. It's amazing to me how pretty much every 5-story wood-frame ends up with basically the same look, no matter the developer.

This does worry me - it's basically the 2015 version of the Mark-Taylor apartments that all look cheesy and identical now.

In good news, it looks like Crow didn't get his way and they will break ground this year.

Agree as well. I was more happy about the redevelopment and more bodies in the area than the design itself.

You mean the Honors College prison complex? Haha. It seems like this one will look more like Alta Tempe or SALT than that place. Generic, nothing special, but not like a prison complex, at least.

Yes the Honors College, Allegedly the pinnacle of sustainable design in 2006.

I think actually the worst part about the replacement of University Village is that they're replacing a full-time population, or at least in theory, with yet more student housing.

Good on getting rid of those crummy mobile home/RV parks tho, and good for the Opus development. The density of the former project seems kinda low, tho. Four stories and 40 du/acre isn't much.

I think he made a community garden or something?

No but seriously Stanton is like the invisible Mayor, why didn't he tag along on one of Ducey's business advertising trips. Has he done anything?

^ The problem with economic development in Phoenix is that Phoenix doesn't really have its own department--it's a member of GPEC, which has a long history of sending companies to the suburbs.

Saw new signage up at University House for a place called "Wise Pies" (between The Blend and Dickey's). Out of New Mexico. Looks okay.

UH is slowly filling all those retail slots...
