The reason for the digging is something thats been kept mostly out of the public so far. Essentially from what I've heard there is a few segments of the station and tunnel that are suffering from a structural integrity issue that they are trying to fix before it gets worse. Nothing in imminent danger of collapse, but still pretty serious. Blame mostly put on the rush to get the project built and contractors cutting corners.

Not sure, Matco recently bought 11 acres directly above the station though.

Finally a bit more news.

501 units in a single building, hopefully a tall awesome looking start to the whole redevelopment of the area. And it includes a supermarket, hopefully helping to put the mall to rest as the Safeway is one of the two main anchors keeping that place afloat. Walmart can hopefully get a urban format location in a new development in Westbrook and that whole mall can get demolished.

^^ My G-d 500 units in one building!! Pretty big.... I just hope it doesn't take up a whole city block wide!

Sorry to be the bearer of bad news, but nothing taller than 12 stories on this one. The buildings, 2 x 12 floors and one 8 floor building.

Let's put the 501 units in perspective.

In 2014, Shaganappi neighbourhood had a population of 1,540 people according to the city census. This area is a box stretching from Westbrook to 24th Street SW, 17th Ave to Bow Trail and a few blocks just north of Bow Trail, near the Golf Course.

If these 501 units average 1.60 people per unit (same as the Beltline in 2014), that would be ~800 new residents in this one development, so over 50% of Shaganappi's population.

Pretty impressive for anywhere, mind-blowing for the area. If they do this right, Westbrook would leap into the lead as the first new urban node in the city that appears actually urban.

Westbrook is part of Rosscarrock if I am not mistaken. Shaganappi is all of the low rise single family detached homes to the east of Westbrook and includes the golf course lands, which leads to a hugely low population density for what is within those boundaries. Westbrook redevelopment will add density to Rosscarrock and Shaganappi will still "look" low density, although it will but right up against an urban node. There are some lots of land right on the west of Shaganappi that face Westbrook that have been re-zoned for higher density and those lots have been sold and will likely be redeveloped once things get going there.

Westbrook (the area) is already fairly urban when you take into account the Westgate Towers right across the street from Westbrook on the North. Not too far away is also the Copperwood condo complex which is also quite dense. Both of those are in Spruce Cliff as the boundaries of the communities around there tend to get cut right at Westbrook. Adding density right to the plot of land where the mall is is easily going to create what will become the most urban, non-core node in the entire city from what I can think of. That immediate area will dwarf the population density of something like University City and will rival some of the most dense areas of the Beltline.

This could be the premier spot in Calgary for people who want an urban living experience with all of the amenities, close to downtown, right on the LRT line, and yet with a golf course right next door and easy access to the river path system.

Speaking of easy access to the riverpath system I would love to see a dedicated cycle route built from this area with a paved bike route including lighting created for the access to the riverpath system. I imagine many of the people who may chose to live in Westbrook would make good use of dedicated cycle routes to the pathway system for their commute in the summer months, switching to transit in the winter.



Where the green is a relatively decent existing cycle route along a not very busy road. The red line is a current gravel unlit path down to the riverpath system that would be awesome to have paved and have a lighting system put into place. The blue line would be a very needed pedestrian/bike/handicapped bridge across Bow Trail from the NE corner of Westbrook to the sidewalk along the golf course and bike route along the road there (some cool looking suspension bridge design).

The red path is the well used mixed use Quarry Road. It already gets a lot of commuter biking and a lot of walkers and runners. It's an excellent path through a beautiful natural area, connecting up to the neighbourhoods above or along the escarpment to Edworthy and the Douglas Fir trail. For the love of god, please don't pave it or light it. It's almost perfect as it is.

Excellent points. I wasn't really trying to compare density of the neighbourhoods directly themselves, rather their overall populations and the distribution of that population. For me, truly being an urban area is more than having high-density, it is the pedestrian-orientation of the neighbourhood structure. Pedestrian-focused retail requires high levels of traffic within walking distance, something that few areas in the city outside of the core have. Pockets of this exist along 17th Ave in the area already and the street continues to improve with adding more and more people in the blocks adjacent.

The condo complex directly north of Westbrook fails for me in this regard despite being relatively well designed. It effectively is isolated from the station and other pedestrian-focused services and far more car-oriented than any similar development in the Beltline or other truly urban neighbourhoods (while simultaneously being one of the least car-oriented spots in the immediate area). It doesn't help that the LRT construction was paired with Bow Trail widening (regrettable, but understandable politically), creating essentially an wide strip of semi-expressway that is the exactly the opposite of what every successful urban area needs.

17th Ave has much better opportunities to do things right as the pedestrian space has always had pockets of vitality all along it, not to mention offering a far more pleasant and barrier free corridor; narrower, slower traffic and more crossings.

It's so important they get this right. Those Lion's Park mall towers have the ~175 units between them, but are so shit at ground level that pretty much ruins all pedestrian-orientation possibilities there for another generation. Lido / Kensington / St. Johns are similar scale / density and offer a completely different outcome of increasingly supporting pedestrian space and retail.

Calgary doesn't have many other chances this good to start a serious pedestrian-focused node. I hope they don't screw it up.

Can always light the path connecting up to 24 St. Shorter distance too. It would be nice to connect to some bike lanes on 26th St, as a connector down to just west of Marda Loop.

There would be lots of issues with parking along there doing more than sharrows though.

Good point. There is already bike route and paved bike path down the road fronting Bow Trail, into Shaganappi Park and over the pedestrian bridge to connect to the hill down to the river from 24th street. For sure that would be the straight shot (and quick downhill ride) for any Westbrook residents to get downtown. I'm not sure it would need to be lit either -- the short stretch up the hill on the path is wide open to general city lightness and the rest of the route is on lit roads.

As for connections to 26th Ave and onwards to Marda Loop, the roads through Killarney are pretty quiet and the demand for dedicated bike lanes probably just isn't there. It will be interesting what happens in the long run if the downtown bike strategy works, particularly around densifying nodes like Westbrook.

The potential of Westbrook excites me, although it may be a long time before anything worthwhile comes to bear. I hope that the transit and new density pulls in more diverse retail / restaurant options and, most importantly, improvements to pedestrian infrastructure and experience along 37th and 17th. Without that you can plop a whole lot more towers in before it is of any use to anyone... sort of like the downtown west end.

That is fixed with a decent attractive pedestrian bridge that leads right into the future pedestrian retail center of what is envisioned for Westbrook Village. That condo complex is not really car orientated, it's problem is the community it resides in is car orientated. Westgate is perfectly suited for a more urban landscape and lifestyle once things change around it as long as the city makes sure to link it to Westbrook Village properly.

Well, at least those townhouses that still seem slow to sell, or be occupied weren't fronted with a berm as was the plan earlier on in the LRT process. Now that would be turning its back to the street!
