I'm not sure if the proposed development at 825 Tache has been discussed here. Going over the Property Committee materials from a few months back I see Sunstone had the successful bid for 2 million and change, and has about six months left on the due diligence period. The plan is to max out at 83 condos.

This is a beautiful property but it is basically right up against the high line. Will only be separated by a right of way for a future rapid transit corridor. Are people really going to pay top dollar to hear those wheels screeching constantly? I guess the same question could be asked about the proposals for railside development at the Forks. I would love to see all of these go ahead. Can modern building techniques mitigate the noise and vibration at an affordable cost? I wonder if other cities have shown how to do it. Anyways I guess Sunstone thinks it has potential. Any views?

I saw that but I don't think so. It's been capped off with a permanent looking flashing. I thought they might paint the stucco nub yellow or something but that might be even worse. It's a shame. It would have tied it all together. It needed that accent.

This will/would be really cool if some business owners would/could be convinced to have entrances on that street. When The Urban Bakery opened their new location on Graham they did an alley entrance cuz they were inpired by Gastown in Vancouver, would be great to see that kind of stuff here.

Like on John Hirsch, there's some potential to be seen (depending on the types of businesses in the area) like with Boon burger, they could have a really big patio out back if you remove two parking spots.

^ More or less the same thing was done about 30 years ago just a few metres to the south (John Hirsch Pl.) and it never took off... here's hoping for a better result this time around. Having condos and residents on the block will probably improve the odds of that happening.

any news on the yards at fort rouge. rode the bus past there on Friday looks like nothing is being built. only project right now in the area is jubilee station which is all done and ready for service tmr.

Streets are all laid out, there are show suites and construction offices set up and looking ready to go, but still no action from what I can tell and no news that I have heard.

They are currently rebuilding the pedestrian part of the lane that runs behind bannatyne from Carnival Restaurant. It looks amazing. New plantings, benching, retaining walls and sidewalk. It's an odd thing to spend money on but it looks great.

I love it too but would like some money spent on the docks, Pacific, Alexander, Galt and Lily...

The garbage bins need to be addressed in someway that is equitable for the tennants and owners of these properties...
There are real businesses that need to run that do not put street aesthetics first..

speaking of dumpsters when i was down there wondering around taking picks the 2 guys in the photos were arguing about where they want to put their dumpster behind don pedros and some homeles guys were camped out back there such as being in a city
anyhow

Is there any plan in place beyond that though to make sure people actually use it and it doesn't end up the same way it was?

Drove from downtown to Polo down Portage today for the first time in a little while and it drove me nuts that they're putting/put all brand-new, double-wide sidewalks all the way on both sides, with lots of new curb lanes, yet there was no room made for a bike lane.

There's no reason for sidewalks that large outside downtown there, they could have moved the signs/lights to the far inside edge of the sidewalk and had bike lanes going down all of Portage.

I thought there was some sort of provision in place now that there had to be AT considerations put in when any new road/construction work happened on major routes. Watch in 2 years they'll go rip it all up for new bike lanes.

^^ We need a COMPLETE transportation plan as Portage Ave between downtown and Polo could also be a critical piece to the rapid transit build out. Until we know the whole picture for the city we need to stay at the status quo even if renewal projects, like the current one on Portage, need to be done.

I agree, but there's so many (albeit tentative) planning documents to all these aspects, that you'd think if they were gonna greenlight this MASSIVE reconstruction plan, they would say "hey let's think about this first" before doing anything. It's not like those sidewalks were in such a dire state of repair that they had to be done this year. In fact, most of them were above average, there's a lot of other high-traffic sidewalks that could use work first.

Also, slightly unrelated, but: Every day I drive down Grant and think about how great of a multi-modal street it could be (Cambridge to Pembina). There's so much room for the access lanes and median to be reworked to allow separated bike lanes AND move/re-work the bus stops there. The accesses are in such bad shape they're gonna have to be completely rebuilt in the next year or two, and I hope they don't just get redone "status-quo"

What annoys me is the hodgepodge of different options on the same stretch. For example, Pembina Hwy North of Bishop, they spent all that time and money widening Pembina a few feet for a bike path which people say is very dangerous and it suddenly ends at the Bishop overpass.

Then south of Bison, they created the wide paved AT "sidewalks" which seem far smarter to me. But south of that, they are doing weeks and weeks worth of Pembina construction which I assume is to add bike paths on the road.

At McGillivray/Pembina, the "bike paths" are the wide AT paths going all the way to Route 90.

Seems like they dont have a plan.

I don't really have a problem with the exact type of bike path, as long as there is a contiuous, congruent path (which at Bishop there isn't right now). Part of the issue with Pembina is there's so many parking lot entrances there's really no way to avoid that... hopefully when RT is built that will give long-distance commuters a better option (also, hopefully the AT portion doesn't take the dogleg).

I actually think the on-street ones are pretty good, it gives cyclists more distance away from the parking lots, which is the most likely way to get in an accident there, I feel pretty comfortable with the buffered space between Pembina traffic. The issue is that around the bus stops, the bike path isn't really well marked, so lots of bus users don't realize it's there. The whole path at the bust stops should be painted green with clear markings/warnings to watch for cyclists.

I have some vague recollection of a city official saying that the ultimate goal of the AT plan was to link together all of the various disparate parts. But unfortunately, a cycling route is only as good as its weakest link, as evidenced by Pembina which is great when you're in the buffered bike lane but changes suddenly into a death trap at Bishop Grandin.
