Qatari buyer eyes record-smashing $250M spread at 220 CPS: sources

A Qatari buyer is looking to combine multiple apartments at the ultra-luxe 220 Central Park South into a single, $250 million penthouse in the sky, sources told The Real Deal. If a deal is finalized, the mystery buyer would own the priciest residence in New York City by far, and one of the world’s most expensive homes.

It wasn’t immediately clear which units are being combined. A representative for Corcoran Sunshine, which is marketing the project’s 118 condominiums on behalf of developer Vornado Realty Trust, declined to comment.

The Robert A.M. Stern-designed building’s latest condo offering plan includes seven penthouses. Two of them, Penthouses 75 and 76, don’t have a price tag, leaving open the possibility that they could be combined into a single unit of nearly 14,000 square feet. The other five penthouses, all ostensibly on lower floors, have price tags of more than $50 million. Penthouse 73, which spans over 9,500 square feet, is the most expensive unit currently listed, at $100 million, but sources said that pad is already in contract.

The buyer, developer and architect are still hammering out details of the combination, a source familiar with the project said.

The price would easily shatter the New York record set by a penthouse at Extell Development’s One57, which sold for $100.5 million in January. The city’s priciest apartment entering the market is the penthouse at the Chetrit Group’s Sony Building conversion at 550 Madison Avenue, which will ask $150 million, according to a condo offering plan first reported by TRD. The priciest current listings in the U.S. are the Ziff estate in Manalapan, Florida, and the Palazzo di Amore mansion in Beverly Hills, tied at $195 million.

In all likelihood, the total sales price will remain just shy of the world record $255 million dollars an unnamed buyer paid for a penthouse in the London luxury apartment building One Hyde Park in early 2014.

Sales at 220 Central Park South have been strong, defying industry talk over a slowing ultra-luxury market. In May, Vornado announced it had sold units in the building for a combined $1.1 billion in just six weeks.

“We’re delivering the best product that’s ever been delivered in the Manhattan residential market,” CEO Steve Roth said at the time. “We’re going to get a fair price for a fair product.” The building’s total sellout is projected at $2.84 billion.

I am fairly certain the Qatari royal family tried to build a mega-mansion in London, only to be rebuffed.

I am glad someone from Qatar (I'm guessing they're royal) will be able to combine these units here in the freedom-loving United States!

1710 Broadway looks promising. I think Cohen was his name. Good record and portfolio on projects. I'm sure he'll go for a supertall. Preliminary renderings are gorgeous, and a tower like that needs some height to truly shine.

Yes!! I forgot about that Times Sq purchase on 7th Avenue?? I think that site has potentially 1msf! Don't forget Extell's 740 8th Avenue, which reportedly will go One57 tall.

It's amazing, 220 CPS sales has not even gone in public and with this news, they are close to committing over $1.35 Billion worth of sales.

Looks like they edited the article. One Hyde Park penthouse sold for 140 million pounds ($237 million at the time, $220 million in today’s exchange rate). This will be the most expensive home in the world if it sells for $250m.

Good point!

Virnado's massive success with this building surely will please Witkoff, but hopefully, it also will incentivize Vornado and LeFrak to shoot for the stars at 29-31 W 57th.

These buildings are being built for US ! - the NYC skyscraper junkies ! . . .
There may not be an architectural skyscraper event worldwide . . .
that rivals the awesome juxtaposition of this dynamic duo . . .
220CPS & 217W57 . . . they're simpatico . . . the perfect height variance -
rising together - delicious contrast of glass loving stone materials -
articulated staid traditional form- head to head with -slick sheer shiny exuberance -
north-south views overlap together - east-west views separated apart by 58th . . .
Each is excellent in its own right . . .
But complementing one another - whoa ! - quadruples the vibe ! . . .
Some Prince should buy a place high up in each tower . . . on corresponding floors
. . . then build a bridge between the two . . . for the ultimate in luxury living.
For OUR pleasure of course ! . . .

There is nothing Haussmannian in that style;Stern duplicates 15CPO all over the city for wealthy people who know nothing about architecture and also mimics Rosario Candela who made the glory days of Park av.
Also,there is a lot of crap in the vicinity of such a high end place!Do they plan to tear down all of these nasty brick buildings?
I wonder how much it cost to live in these slums according to the prime location?

Those buildings are mostly landmarked, and probably among the nicest apartment buildings anywhere. They're basically the furthest thing from slums.

And yeah, Stern has nothing to do with Haussmann. He has everything to do with Candela, however.
