Any renderings of how they will integrate the 60's mid block building? I actually always appreciated this building for its simple international style. Even before this project came about I wondered how it would look if they removed the Pacific Centre style concrete wall panels at the main level, set back the first level facade with floor to ceiling glass making the block appear to float in a true feeling international modernist style.

That said it would be cool if they changed out the green panels and refurbished the original facade... and possibly an additional new skinny tower, located where the oldest building that got a new facade a few years back is.. and just maybe with functioning LED lighting. That newer facade on the former brick really looks like they built some kinda bird cage on an existing building. I was never a fan.

I'm thinking of buying an assignment in this building facing east.
This isn't true east facing is it? Looks like Southeast more like.

If the unit is say more than 20 floors high, what kind of view would I have? obstructed by other buildings?

The downtown Vancouver peninsula's street grid sits at about a 45 degree angle to north/south/east/west. So yes, an "east facing" Telus Garden unit is actually facing southeast.

I think the view from about the 20th floor would have the Westin and L'Hermitage towers blocking a good part. Also, consider that the lots on the "south" side of Georgia between Richards and Homer (where Budget Car Rental is) will someday have fairly large office towers. I think you'd have to go to the 30-35th floor to get a more reliably clear view over the Westin and L'Hermitage. See Klazu's pic below (L'Hermitage is just to the right of the Westin). Most of that side of the Telus Garden tower will have a corridor view over my building (~bottom centre in Klazu's pic) to the building where the pic was taken from. In this part of downtown unless you go super high you're almost always going to have buildings in the way. It would definitely be worth your while to go in person to the location and eyeball it from the ground as best you can.

Here's another idea. Visit the library and go to the highest floor on the side overlooking Homer Street and try to see how much of the Telus condo tower you can see from there.

Or go to Google street view from Richards Street.

FYI I have a unit there, but please note that if your unit number 26## it's not physically the 26th story of the building as they skipped any floors with the number 3 and 4 in it eg. 13,14,23,24. So your initial want of the 20th story was correct.

In terms of view you get to look over Japadog, into other buildings. if you are lucky you might see into Emergy Barnes park - (see here into the corridor through the park you can see telus construction)

Just curious, why would they skip 23? I don't think that number has any superstitious meaning.

But you are right about the skipped floors. My current place is on "32nd" floor but in reality it is only the 27th floor. The photo above is taken from my balcony, but please keep in mind that this part of Yaletown is significantly downhill from where Telus Garden is. So very likely 20th floor there is on the same eye-level as my 27th floor is, give or take few floors.

Ahh, totally forgot about the skipped floors. It is probably around 20th floor then. Location is perfect, but I have to consider resale value and with 900/sqft, I don't know.. If you couldn't tell already I'm a first time home buyer..

Interesting ideas. I never really thought too much about that stretch of Seymour at street level. At some point a few years down the road there should be a whole new office complex across the street so it will be interesting to see how this area evolves.

Sorry if this has been asked before, but are they going to renovate or reclad Telus House as well? It would appear from the metal sheeting at the base to cover the sidewalk and the crane on top that they're doing something.

They're definitely adding to the roof area (see officedweller's pic above) but I don't know about any other work that might be done, like at street level or the cladding.
