On second thought....

Modera was just issued their land disturbance permit so it may move forward a little sooner than I thought. They still have to get their new construction permit approved to start actual construction on the building but they could conceivably start site work at any time. We'll see.

Atlanta real estate company Portman Holdings LLC will develop a $300 million mixed-use project and high-performance computing center for Georgia Tech in Midtown’s Technology Square.

Georgia Tech said it got the OK to proceed with the project at today’s meeting of the Board of Regents of the University System of Georgia. Tech confirmed it chose Portman Holdings as the project developer.

The mixed-use development would rise over Tech Square on the site that housed the Crum & Forster building at 4th and Spring streets.

NEW APPLICATION: Peachtree at 17th Street
Project Type: Planned as a new mixed-use project on the northeast corner where three existing commercial buildings and a ‘pocket park’ currently exist.

The new development will include two buildings:
190,000 sf Office Building with 11,000 sf of street level retail and structured parking for 650 cars.
Residential/Hotel tower with approximately 206 luxury apartment units and 140 hotel guestrooms,
along with various amenity spaces and a street level retail café on the corner of 17th Street

The company that plans to redevelop downtown’s Underground Atlanta has entered talks with several grocers, including at least one giant — Kroger.

The article goes on to say that they expect to have a contract signed by this time next year when they plan on beginning construction. I really hope they are successful.

Georgia Tech and Atlanta developer Portman Holdings LLC are asking for economic development incentives to build up to a $360 million project in Midtown’s Technology Square.
Portman Holdings this week led a presentation to the Development Authority of Fulton County, where it released new renderings of the project .

The project would include 620,000 square feet of office space, 100,000 square feet of data center space and 46,000 square feet of retail. Portman Holdings is developing the project with QTS Realty Trust Inc., a company that has two data centers in metro Atlanta totaling more than 1 million square feet.

Although I do like some elements of it, let's just say that I am NOT a fan of Portman's proposal and I really hope this is not the final design.

seeing as how the back portion of the crum and forster building is replaced by another separate, mini-building, it's clear that the claims of "we need the entire block for the single building" were complete BS.

Ummm that's not even the worst of it. There is still a chance they do not even build this project on the Crum and Forster site. Its mentioned in the linked article.

Greystar Real Estate Partners is proposing two high-rise towers on the north side of Midtown, becoming the latest developer to consider a big project along primarily overlooked sections of West Peachtree and Spring streets.

Greystar wants to develop the site at 1400 West Peachtree, where it would add one tower with 350 apartments next to a second tower consisting of a 200-room hotel.

Ugh! I hope they put more effort into the architecture this time. Their two developments I know of are butt ugly. 131 Ponce and Elan Lindbergh are gross.

131 Ponce is not Greystar. Their Atlanta projects all carry the Elan branding; Elan Westside, Elan 144 (on Moreland). I've seen some pretty cool projects they've proposed in other cities so I'm optimistic that 1400 W Peachtree will be nice as well and I'm anxious to see the full renderings.

I see, it is too bad 131 Ponce is so new it will be a long while before it might be refreshed, that wood panelled wall juxtaposed with the red bricks it just gets uglier and uglier the more I pass by it. Greystar's high-rises in other cities do look good though.

Yeah especially with the Pei building and the old church on the same block you would think they could have come up with something mildly pleasant.


Here is a scan of the rendering from the Business Chronicle. This will be quite a change for that stretch of W Peachtree.

I guess this means the second phase will be just a large Whole Foods. Or maybe they will design it so that a second tower could be built on the site at a later date. I am eager to see how this is designed.

An architecture firm that has designed multiple Whole Foods Markets will present plans next week for a new organic grocery in Midtown.
Atlanta-based Phillips Partnership is set to go before Midtown’s Development Review Committee on June 9.

The project would consist of a new organic grocery store that’s approximately 72,000 square feet on two levels. It would anchor the second phase of The Related Group’s planned mixed-use development at Spring, West Peachtree, 14th and 13th streets.
