Not to be a cynic but it probably won't be quite as hot as the renders. That's just the way she goes.

As far as the design itself, well, I'd say this is simply what one must expect from a city at this stage of - gag - renaissance.

If Hamilton truly takes off - perhaps when rails start going in the ground - developers from other parts of the country will take notice. And those guys, with all their money, will demand more in terms of design. Let's not forget, Darko was running strip clubs until a few years ago.

Yep, that’s usual. It’s rarely the other way around, unless someone messed up the renders or it’s so visionary that it’s hard to “get” until you see it in the flesh. Otherwise, renders are cheap and for making the thing look good. Buildings are expensive, and are usually past the stage at which people need to be convinced to give approvals or financing, or buy units. So it rarely looks as good as promised.

I think the design looks so-so, and hope to be surprised when the building is completed. I don’t really understand the defense of this particularly developer, given everything. To me right now, he’s the guy who misled people about retail at 220 Dundurn, along with everything else. I generally think this is going to be a great addition, but I can certainly see movingtohamilton’s point when he criticises the design.

Isn't the development at 220 Dundurn his sons and not his?

I welcome any criticism on this board but I think this is a good development. It gets the basic urban design elements right and for what our city needs good urban design is more important than good architecture. You can see examples of this in cities much richer than Hamilton.

This design avoids useless open space and puts people on the street - and hopefully stores as well. It keeps the parking entrance off of the main street out of view from the corner. The volume of residents moving into this will hopefully force the city's hand to better pedestrianize this stretch of Main.

This development is just a stepping stone from Vrancor in that general area of downtown. Expect development within the next 5-10 years in the surrounding parking lots in the area.

Spoke to someone who bought in 150 main. The taller tower is in fact all rentals.

Id imagine they are higher priced rentals than those in the mid rise across the street.

- 150 Main is supposed to be complete before the end of the year
- Bella Tower is supposed to complete by either late this year or early next year
- 22 George Street starts construction once Bella Tower is finished

It looks like they topped of Bella Tower at 26 floors. Since the tower hasn't grown in a couple of months.

That's because it has. Spoke with the sale reps. Original move in was Jan-Feb, then was moved to April-July, and now they are saying mid September before anyone moves in. They won't even have the elevators in until mid July. One excuse after another... This whole project has been an embarrassment. I rarely see people in there working on in. I guess if it's not a new build they could care less about delaying it since there's really no penalty and they already have your $$$.

I figured Vrancor has a decent track record of building so this thing would get done on time for sure. Boy was I wrong. I would suggest anyone think twice before buying from this builder, too late for me though. Ontario really needs some sort of warranty (like the Tarion one) to protect buyers in situations like these.

About 3 weeks ago I dared criticize this building and, indirectly, the developer. I was essentially being criticized by one forumite of not being part of a love-fest for Vrancor. I stand by my comments!

Yes, it certainly sounds like you've been vindicated by the experience of an actual customer (the person whose opinion counts more than anyone's). I like the look of this building so far, generally, but I think there is room for a wide diversity of opinions about this developer (I am trying to be generous here). If the developer is not doing right by clients, that's a pretty important thing to consider.
