A 210,000-square-foot office building planned at Atlantic Station will target the startups and Fortune 500 innovation centers that have transformed Midtown Atlanta into a technology powerhouse.
The $60 million project, to be developed by real estate developer Hines, will be located on a 1-acre parcel, currently a surface parking lot, near the Millennium Gate on 17th Street. The development — which will have a timber frame and be skinned with ceramic brick, steel and glass — will have the look of a warehouse-style building, but without the inefficient heating and cooling systems and poor acoustics associated with such space.
The building, referred to as “
T3” for the three elements that are key to the site — timber, transit and technology — will include a shared rooftop amenity deck. A community lounge for tenants will double as event space. “You’ll feel like you’ve walked into a very hip hotel when you walk into this lobby,” said Hine's John Heagy.
More than 20 companies have expressed interest in the project, which is expected to open by early 2017. At capacity, T3 could accommodate up to 1,000 employees.
