Windows will measure 10×14 feet, while ceilings on every floor will stand 15’5″ tall. It appears the developers will maximize views by gutting the vast majority of the existing Helmsley Building and turning it into an enormous foyer, which will allow them to stack the extra floorspace up top.

Per the documents, upon “completion in 2020, the condominium will be the finest, most elegant and luxurious condominium apartment building in both New York City and the world. It will be the most desired address for the world’s rich and powerful.”

Amenities will span 40,000 square feet, including a library, playroom, 100-foot swimming pool, a branded spa, and a private restaurant. The tower will also have a private port-cochere (hence the address 1 Park Lane, as the assemblage spans through the block from 58th to 59th Streets). Every residence will also have an outdoor terrace.

The tower is 1,210' with 15'5'' ceilings, so my guess is around 80 real floors. Btw I sooo wanted a 1,200 footer here ... adding some variety in height @57th St corridor.

Perfect addition!!

The 57th St canyon will be insane! So far we have (confirmed):

1. 217 West 57th Street, 1,795ft (547m), [roof 1,530ft / 466m] aka Nordstrom, U/C
2. 111 West 57th Street, 1,428ft (435m) aka Steinway, almost U/C
3. 432 Park Avenue, 1,397ft (426m) T/O
4. 1 Park Lane, 1,210ft (369m) APP
5. 53W53, 1,050ft (320m) aka Verre, U/C
6. One57, 1,005ft (306m), COM
7. 220 Central Park South, 950ft (290m), U/C
8. 425 Park Avenue, 893ft (272m) APP
9. 520 Park Avenue, 781ft (238m), U/C
10. 250 East 57th Street, 715ft (218m), U/C

And there are many other sites like Solow, Shvo, 31W57th, 237 Park etc..

What about the trees? What about shadows that will turn the park into a frozen wasteland? What about the children? Wealthy chinese people? Illumaniti? 1%ers? New york is going down!

Pretty mediocre design IMO, too. But got no skin in the game so no say either. However, it's not that often we see that many terraces in NY+ the "gardens" and cantilever may distinguish it to an extent from other glass banalities in the city.

It will be very interesting to see how 31w57 builds to maximize views around this tower. This tower right now isn't beautiful to me, but it's height sure is great. Fingers crossed it gets a bit sexier in the likely next 2-3 years before it starts construction.

I'm willing to bet the developers of 31 W. 57th St. are going to pull a Nordstrom and go sky high in order to get above 1 Park place. Maybe they'll go as tall or even taller than Nordstrom? a 2000 footer?? Wow, that would be amazing!

This is not a Vinoly tower, and I'm next to positive that this is not the final design, though like it.

I love the height though .

Looks like it was pretty serious after all. These renderings of the balcony spaces match up with the new renderings! I like it overall already, I hope they don't change it!

Would be nice to play some pool volleyball. But the problem is people below would be getting hit with smiley faced balls all the time.

If they do hit it out, the person who does needs to go outside and look for it (in their swim shorts).
