A bunch of cars got their windows broken in that lot yesterday by a sole vandal most likely looking for items left in them. He ran off up 15th as we yelled at him empty handed, but, he sure was brazen. I took a few images of him and sent them to 11 ALIVE, but with my telephoto lens, it is tough to make out his face.

There have been issues there for a while now. A few years ago, there were some catalytic converters stolen, and once a guy asked me for transmission fluid in exchange for oil. I asked him to think for a moment about how damn stupid that sounded, and he just walked away.

They have a crane up. I haven't walked by lately but last time I did (a few weeks ago) they were working on a big hole.

Centennial Olympic Park plans :UPDATE




Centennial Olympic Park's proposed overhaul could include expansion, new events space, larger amphitheater, according to alt-weekly, Creative Loafing.

Frank Poe, executive director of the Georgia World Congress Center Authority, earlier this week shed some light on its plans to commemorate the 20th anniversary of the 1996 Summer Olympics with $46.5 million of new improvements to the 21-acre greenspace.Poe told attendees of a recent Northwest Community Alliance meeting that GWCCA board members were in the early stages of a "refresh" of the park to better connect to the rest of Downtown.If the GWCCA can secure enough funds, Poe said, the agency would make several key changes to the park's design and layout: At the corner of Park Avenue and Baker Street, the park's operations center could be turned into a private-events space.
Across the street, GWCCA would partner with the PATH Foundation on a long-planned "bike depot" for bicyclists traveling into and across Downtown.
The amphitheater near Marietta Street and Centennial Olympic Park Drive could also get a facelift, boosting its capacity up to 2,000 people.
And purchasing the Metro Atlanta Chamber's headquarters off of Andrew Young International Boulevard, knocking down the building, and turning the property into parkland

Poe said the park renovation and expansion plans could one day be followed by an effort to "expand the footprint" toward the hotel district. But first, GWCCA board members will assess the findings of a feasibility study on the fundraising process. That's expected to be available sometime next month.

Ok guys, finally got some time to post these of Peachtree and 17th from the DRC meeting Tuesday. Sorry about picture quality, I was pretty far back.

Site Plan:



From left to right around the site; Peachtree frontage - curb cut, retail, office lobby, retail, corridor connecting hotel/residential tower to parking in office building, hotel/residential lobby, small corner retail at 17th and Peachtree. Along 17th is more hotel/residential lobby space, and the hotel turnaround is under the tower on 17th.

One level below grade:



You can see here that the hotel turnaround is one level down from Peachtree as 17th slopes toward Ansley park. All of the parking for the project is in the office building on the north end of the site, and is clad to match the office building. Also seen here is the breakdown between retail (pink), office (blue), parking (grey), hotel (orange), and residential (yellow) in the section drawing.

So I walked by 7th and Peachtree today and I think it's already topped off, 7 stories. That was quick. The facade is already being installed on the bottom 3 or so floors. Should be complete by July sometime honestly. Move ins will probably be in August.

I noticed that too. It's moving fast, but it won't be done by July... the structure and facade is only the beginning... I'm sure the interior and final finishes will take several months.

It's a fantastic addition to that block but I wonder how well those units will hold their value once the newness wears off. I think they're overpriced for what they are. The finishes are bound to be in a different league from the adjacent Novare towers, but is that enough to draw that extra half million from future buyers? They're awfully close to the street which means a lot of noise and very little in the way of views and natural light. I'd rather be up high myself.

i'm hoping price points in midtown will head back down with all the new condos and apartments coming online in the next few years, otherwise midtown will continue to grow to be a lot blander of a place. it has already gotten too ritzy; people on a lower income rung (and those who like diversity and culture) are running out of places in atlanta. i would love midtown to be a multicultural neigbourhood with a lot of different income levels represented someday, but right now it is very rich, white, and bland.

There are still a lot of cheaper rental properties in Midtown...smaller apartment buildings are found all throughout Historic Midtown as well as rental houses and duplexes and such. Lower income people may not be able to live in a shiny new high rise, but they do have options.

Does anyone have any clue on what's going with some of the Old Fourth Ward Projects, particularly, the one near Masquerade, the one along Glen Iris, and the one along Ralp McGill? Kind of shocked none of those have started yet. Still think the demand in that area is high even with the units delivered in the last year or two, especially since Ponce City Market is very close to opening.

There are still a lot of sub-$200k condos around too. It's really only the newest towers along Peachtree that are pushing $3/sf, and even those are a steal for such a large city. The prices at Seventh are uncharacteristically high which is why I'm not so sure they'll hold over time. The new Lowes condos are pushing some limits too. It'll be interesting to see how this plays out, but I don't think Midtown is anywhere near pricing out the middle class with as much undeveloped land as there is.
