^^ The live cams are far enough away that the workers don't resolve in the images.

Twas really interesting yesterday to hear MANY people talk about how the arena deal/location changed their strategic direction in terms of development downtown. I spoke with guys from Van, Cal, Tor as well as local guys who all admitted that the arena made them rethink what they want to develop in our fair city.

Without a doubt the arena has been a major factor influencing 'out of town' investors to look downtown. It has had a very positive impact on downtown investment.

Katz Group turning eye to lands north of Edmonton’s downtown arena
http://metronews.ca/news/edmonton/137192...lands-north-of-edmontons-downtown-arena/

Quote:
The skyscrapers going up south of the new arena could soon be joined by development north of the Oilers new home as developers begin to look at the area.

The Katz group announced last week that two more floors in the new City of Edmonton office tower had been leased out to RBC dominion securities. The city is taking up about half of the space in the new building, but the Katz Group had to lease the rest of the building a process they say is going very well.

“We’re pretty close to 80 per cent of the building fully leased and our expectation is to have it all leased by sometime this fall,” said Glen Scott, the company’s senior vice president of real estate.

In addition to the Edmonton tower, Stantec’s new headquarters and a host of other smaller projects, the company also a sizeable piece of undeveloped land north of 105th Avenue.

Scott said the company owns about nine acres in the area, but it will be some time before it’s developed.

“There is a lot of assessment work that has to go into it, to figure out what the base infrastructure is there,” he said.

He said the company doesn’t know exactly what will go into the area, but it will likely be a mix.

“It’s really too early in the game to say, obviously anything that happens will have some residential component, because we think mixed use is the way to go,” he said.

He said he believes more developers will start to look to the area north of downtown as downtown fills up.

“You’re going to see other developers step forward with plans and see the landscape change dramatically,” he said.

Cory Wosnack, principal with Avison Young, a commercial real-estate brokerage said that he agrees and suspect more developers will begin to look at the area just north of downtown.

“You’re going to see a lot of interested parties planning for the next wave of modern development,” he said.

He said projects won’t begin popping up overnight, but in the long-term there will be interest.

“The development industry is not one for the short-sighted.”

Great to hear, sounds like another big lease will be signed soon.

I recall the huge Downtown North scheme planned in either the late 70s or early 80s, but it was largely conceived as office, IIRC.

I agree with you. Downtown's got ton's of untapped development rights still, so let's densify instead of sprawling.

If the developments are large format retail, with condos and apartments - then I can see some office space as part of mixed use being built - but my guess it will be second tier: medical offices, public agencies etc. and not AAA space to attract a bank, large law offices etc. At least until the area is cleaned up and the homeless have somewhere else to go. City Centre as its has become a daytime day care for the homeless, drug dealers and such. I don't say the lightly - I am an Edmonton buy who lives in the core so see whats going on 24/7.
