Pacific and Lily

It will provide a great facility not only for our top tier athletes but also all members of the city and the point douglas area. Hundreds of people will be constantly using the facility with a spill over effect on the surrounding coffee shops (Joe and Lily), restraunts (Cibo's) and the new game changer at 125 Pacific to be announced shortly.

This only adds to the changes starting to happen in South Point D.
With the Forks starting the planning for a Water Front Drive and River Walk expansion, all is starting to move in the right direction...

Wow - Another Qualico development hey? They've really made this part of the Exchange their pet project.

I would think Qualico is the naming sponsor of the facility as opposed to the developer itself?

20 storey Pump house condos would have been a disaster!

Thank goodness their Daddys' pockets were not deep enough to fund a marginal university thesis...

I'll take a beer on Lily any day if that's what's coming ...

With a 20 storey condo at Waterfront and James you'd likely have got a couple of pubs to choose from. More residents is good.

Don't get me wrong, a lot of little things add up to pack more punch than a single project... I just wouldn't call a single restaurant or pub a game changer. Either way I'd be excited to see a brewpub go in on Pacific... it would be a great development for the area.

It's not really a qualico development. They just gave money to sport manitoba for the naming rights.

Which building is 125 pacific?

Free Press says in todays sports section that the addition will be on the West side of the existing building. I guess where that parking lot is.

The Qualico TC is a great addition to the Point Douglas area, regardless of it's esthetic appeal. It's a neighborhood that needs change and activity at a grass roots level, this opinion coming from my own personal experiences in the area over the years.

It appears from the rendering that there will be a small surface lot in between the Qualico Centre and Oseredok...unfortunate, but not altogether surprising.

I know I will be chided for this, but the area is starting to reach a bit of a breaking point for parking, particularly in the evening when there are events at multiple venues. So much of the potential street parking is lost to loading zones (probably in some places where no actual loading has occurred since 1970) and curb cuts, that it gets tough to find a spot without walking a long distance. Frankly, finding a convenient spot at the MTC Warehouse is more of a challenge than finding one close to the MTS Centre for an event... it would be an opportune time to see the James Street parkade get the go ahead. It might encourage developers to get rid of the kinds of small surface lots that Sport Manitoba is locking in.

I get the impression that like with the YFC Centre at Main and Higgins, the Sport Manitoba fieldhouse will not really be aimed at local residents... I'm sure that will be a component of it, but this is more of a high-performance training centre for Manitoba's best athletes as opposed to a place for kids to get exposed to sports and physical activity. I only say this to point out the need for proper recreation facilities in this area directly aimed at the children who live there.

Technically 125 Pacific was a 2 story building on the NE corner of Lily and Pacific that formed part of 'The Edge' skatepark, it was torn down in the last year or two.

The remaining 2 other buildings that formed the property now have a front door on Lily, I don't know if the 125 address is being kept.

When the brewpub opens, it'll be bye bye liver for me, living (almost) across the street!

I still can't believe that with $5 million in free money and a captive audience in 7 buildings right across the street that don't have parking, in addition to all of the events in the area, that someone couldn't make a go of this parkade.

Not far from the truth at all, although I do hear the media playing up the fact this new development will benefit the residents of the area to a large degree?

The new sports manitoba facility includes 100+ parking stalls within its foot print. This should help add parking for theatre events...

I'm really not a fan of a large stand alone parkade. If the province frees up their site parking must be included in the development. The idea of a slab parkade makes me queasy. The heritage bldgs have already been restored on james without a parkade..

125 had a demo permit issued but the new owners decide to try and save a portion of the condemed building for adaptve reuse considering they also own the adjacent properties. Instead of parking they added green space.

Lots of cash has already been spent in the site.

Streetside says they're prepping their remaining 2 heritage buildings on Market with new windows and brick preservation but won't proceed to market until a parkade built. There are little or no remaining parking spots left to lease. Parking in the area is an issue especially on event nights when MTC, Warehouse and Concert Hall all going at once. And that happens often enough.

Parking in the Exchange was challenging when all the venues had events on the same night even before the current condo boom in the area. The increased parking challenges are exactly what I talk about when I say Winnipeg needs to stop approving developments that either reduce previously available parking or do not fully address the parking demand they will create. Now instead of more condos being built in the area we have buildings being put "on hold" while the developer waits for someone else to step up and take ownership of building them the parking their project needs. Doesn't anyway else see this is a backwards approach?

Calgary just approved a 15-storey condo with absolutely no parking stalls. Hopefully it's a sign of things to come in Winnipeg (and cities all over).
