Update on Emory Healthcare's new 9 story bed tower. Estimated completion is early 2017.

For those overhead electrical enthusiasts out there, GA Power is in the process of burying everything along Clifton from N Decatur to Haygood Dr so the wires in this picture will be going away.

I agree. I was at that DRC meeting too and we basically saw a generic version of this.

I'm glad that they are keeping the coffee shop on the corner near Willams St. Hopefully they are keeping the work-live-play units on Williams as well. From the rendering, it looks like they are.

I didn't exactly agree with the DRC wanting to pull active use from Williams, specifically on the corner of 8th and Williams. It may be a pipe dream, but if the connector ever gets capped through this area, it would be wise to start incorporating some active use along the corridor, especially through Tech Square. If the area ever becomes capped, the whole "Williams as a Garage for Spring" will kill the vibe. Although, I can see both sides of that argument and I know both sides just want what is best for Midtown.

Kind of makes you wonder if the developers of Modera knew about the NCR relocation. At the meeting, they were hinting pretty hard at something being in the pipeline for that plot of land but then got real quiet when the DRC pressed them for details

I was at that DRC Meeting as well, Frankster87. I had forgotten how strongly the developers believed that the 8th St side of Modera Midtown would soon have "company". We're talking almost 9-months ago when that meeting occurred, so perhaps they knew there was something in the works since deals like these typically take a while to come together. I just happened to be in town attending a conference at the GWCC and decided to head into Midtown for the meeting, as I had always wanted to sit in on one of them. Glad I did! Exciting to watch all of this momentum from a distance..this forum is one of my lifelines to stay current on what's happening in ATL as far as development. Will be back in July and looking forward to doing a cruise around town to see all of the progress!

Official announcement didn't occur til January. There were rumors of NCR moving to Midtown in general in 2014 though.

How early do developments go before the DRC? In theory if NCR HQ is to break ground in early 2016 they'd need to start DRC sometime this summer, if timetables are consistent with other developments.

It's common knowledge now, but it wasn't at the time of the first DRC review for Modera. The developers definitely seemed in the know about something of great scale going in, but there wasn't a single member of the DRC that was aware of it. The DRC even pressed the developer for details but they shared none. It was the reason why they weren't backing down about activating the corner of 8th and Williams.

They could have just been assuming that an empty parcel in a prime location would of course end up being something big one day....but they seemed way to cool about it. If there was a rumor floating around, it must have been within a very tight-nit group. I'd imagine that the DRC members are privy to much more than the common person, and none of them had a clue about it. At least, none of the one's that spoke up.

Glad you were able to attend a DRC meeting, ATLonthebrain! That was also my first DRC meeting. I've been to another once since. It's a pretty cool experience to sit in on those.

i guess i was thinking that these comments happened at a more recent DRC meeting.. so yeh sounds like the developer probably knew something.. not too surprising.

going to be a HUGE deal when NCR moves in.

Another forumer mentioned on the other thread that it reminded him of something in San Diego. I know I've seen a couple of buildings with this entire look downtown San Diego. This is going to be a great addition. I'm cure what the rates will be on the units.

Metlife make a big move--Insurance giant grabs 8 acres near 17th Street Bridge.

I live down at 16th and W Peachtree and these parking lots have been an eyesore for sometime now. There was a pretty good looking proposal called "Metropolitan Center" for these lots back in 2007, but it never could obtain an equity partner to back them. It will be interesting to see what they propose here. With great access to the Arts Center Marta Station, the connector, and Peachtree Street, I think this site has a lot of potential.

MetLife already owned the land for the Metropolitan Center development they proposed back in 2007. The report in today's ABC is additional acreage they acquired recently.

MetLife, Daniels Corp and Selig are the team behind the successful 12th & Midtown development. It looks like this trio is planning a similar sized development on 17th Street. Given the price of land in Midtown right now, this team must feel confident they have enough prospects to justify this purchase. The ABC alluded MetLife is focused on attracting corporate relocations and I know of at least two that are in play right now (Sage Group and Cisco).

Given that MetLife is essentially the funding partner for the trio, I expect this project will move forward quickly once they have attracted the right tenant.

The 2007 plan had 35,000 sq ft of street level retail. That would definitely transform this stretch of Midtown.

The fact that Met Life has amassed a continuous 8 acres in this location is epic. This could truly be a transformative development for that part of Midtown. It would also go a long way in helping to tie the Atlantic Station community to Midtown.

Clearly there is something brewing here. Met Life would not amass such an assemblage just for the sake of land ownership. Just months ago Kaiser Permanente announced that they will be locating a 1000 IT jobs a few blocks away. I also think that this would be a great location for a condo tower. With the right mix of retail and residential blended in to the commercial space, this could potentially be a game changer for the "Uptown" area of Midtown.

It also helps that this assemblage is one block from the MARTA Arts Center subway station. We must also keep in mind the proposed apartment tower at the northwest corner of W. Peachtree @ 15th St, the hotel tower at the southeast corner of W. Peachtree @ 15th St and the development of land/air rights at the Arts Center Station. I am truly thrilled that this location and its potential is back in the news.

Finally, a rendering for Modera Midtown. I like it. It's a nice contrast to the standard glass apartment tower. I also like the street presence. With NCR's new HQ across 8th Street from this tower, the developers should have no problem leasing this up quickly.

This kind of height next to the Connector will be a really interesting change. I really wish they would have used a truer depiction of the Midtown skyline.
