Three's Company? Or is there just a fetish for three of a kind??

First: We have three 4/5 story Wing office buildings on either side of Union station and now just around the corner on 16th Street.
Second: There's three very nice apartment projects with The Platform, Cadence and now seventeenW.
Third: There's three office buildings with 1601 Wewatta, The Triangle Building and Union Tower West.
Fourth: There are now three hotel projects in the works including a Kimpton Hotel, a Hotel Indigo and a Hilton Garden Inn.

I plum forgot about the Speer Blvd. Apartments. Hadn't seen anything on the apartments between Broadway and Lincoln for awhile. The Hyatt's still poling along I see.

The flavor of my comments is often colored by the reality of a competitive world. I know Colorado has been doing very well and for good reasons, one of which has been the oil & gas industry which goes beyond downtown but has certainly been a positive for downtown also.

We know about the whole millennial/urban thing; it's been a big driver. On the opposite end of the spectrum are the CEO's who ultimately make decisions about where they want to expand or relocate to. Where there are good jobs available people will migrate to. So these results are encouraging.

The CEO rankings can be found HERE. "Just the facts ma'am:"
The bottom ten states are generally higher tax blue states. The top ten states are mostly southern, lower tax red states. North Carolina at #3 could be considered a purple state as could Nevada at #8.

Although Colorado has slipped a few places on the tax cost rankings by those who rate such things, they are not considered a "high tax" state.

Quality of Life: generally works to Colorado's benefit and is worth some tradeoff value of additional tax presumably. That will be in the eye of the beholder of course.

Generally, Millennials can easily pack up and move on a dime. CEO's make very measured decisions slowly and their impact is more about 5 years from now. Colorado is, all in all, still thought of well with CEO's.

I only skimmed the thread so perhaps this has already been discussed and I just missed it but, it looks like an appeals court ruling just set a new precedent for arbitration before litigation for construction defects cases. That’s relatively big news, no?

I would think so, yes. Given that the HOA's had won the first round in District court which has now been reversed concerning the original arbitration provisions created by developers this would seem to be a big decision in favor of developers. I assume it will be appealed one more time so there's that to wait for.

Thank you for flagging this, I hadn't gotten through yesterday's cases yet. This is huge. And a brilliantly written opinion by Chief Judge Loeb. What a loophole. See here: http://www.cobar.org/opinions/opinion.cfm?opinionid=9771&courtid=1 Would be easily to plug with legislation, but as we now know, CCIOA legislation is almost impossible to get done.

This is certain to get appealed, so I wouldn't expect any would-be developer to take this and run with it if-and-until certiorari is denied by the Colo. Supreme Court. Because of the way the opinion is drafted, I imagine it'll apply somewhat narrowly to other declarations with similarly-written declarant provisions. But it certainly creates a path of safety for future declaration drafters - follow this language, and you have a COA opinion backing you the whole way. Bravo.

Is that a crane base in your lobby.....?

I had missed the fact that a crane base has been inserted into the Kimpton Hotel site. I was luke warm about the project when I first saw it but it has grown on me. I will, however, regret the complete boxing in of the station structure.

A tower crane was installed today at the 245 Columbine hotel site as well.

Have you guys and gals read this? Except for the part about walkability and connecting downtown to Cherry Creek, the rest is awful. I'm going to go out on a limb and say she lives in either Crestmoor Park or West Highland.

It's pretty bad. I like this:

The first policy to establish a plan for Denver: the entire town should be considered inviolate, historic. Most of Denver’s buildings and streets, parks and parkways are more than 100-year-old intensively built between 1880 and 1960. We’re dealing with a city that our forefathers have already built and, generally, beautifully engineered.

The entire city is historic! Stapleton? Historic! Montbello? Historic! The Safeway Distribution Center next to I70? HISTORIC AS HELL!!

Hell, the Central Platte Valley was full of historic train tracks and criss-crossed by historic viaducts. If ONLY we could have treated them as inviolate, we would still be enjoying those treasures today!!

This is mindless historical preservation.

Jfc. Talk about an overdeveloped sense of entitlement.

And I love the inherent contradiction in these statements:
