It may be just because I'm a skyline nerd, but a view of the park doesn't do anything for me. I'd much rather have a downtown view and if the price is cheaper that is just a bonus.

Views of the skyline would be pretty good from 5th Ave, plus natural lighting from the south exposure.

I think they are attempting to be more like houses further out from the core, where getting a view of green is more the norm. To me, however, that doesn't explain the level of the premium. You can get a house with your own land and zero HOA for the price of the micro-one bedroom in Ezra.

The south side of 5th is bound to develop at least as high as the north side is currently zone in the future, I wouldn't buy one of those units for the skyline view.

Absolutely... it's just a matter of time.

Not sure about the height though, as any development on the south side of 5th street will have to deal with the rathe of adjacent SFHs, which could put a damper on any developer's hopes of going up to 8-9 storeys.

I'd be interested in seeing the demographic(s) who purchase these small high dollar for square footage units - I would suspect anything below 500-ish is mostly investors?

Very cooperative? That's not what I heard. This issue has been going on since Winter 2013-14 and they had to involve ANHWP and escalate the matter. Again, I wasn't on the Condo board so I didn't have to deal with Qualex directly on that matter. I was dealing with other things with them.

I've also heard some other rumours about the Townhouses at Calla but I won't saying until I confirm they are true.

Par for the course with a condo where you don't own and control central infrastructure as an individual condo owner. This is part of what you choose to give up.

Noticed another new condo coming to Mission in one of the condo magazines called Scullen House, no renders yet just taking registration. Duke's launching this Spring too. Mission's really seeing a lot of action lately. Kensington has some serious competition for best midrise neighbourhood.

Condo buyers can now be part of the skycape in Calgary’s historic Mount Royal Village.
Embassy Bosa Inc. will launch sales Saturday and unveil the show suite at its condo tower dubbed The Royal.

The Royal is planned to include 223 units across 34 storeys in a skyscraper that runs the length of 16th Avenue from 8th to 9th streets S.W. Embassy Bosa’s most recent work in Calgary is the multi-tower Evolution condo development in East Village.

Pricing at The Royal includes one-bedroom condos starting from the mid-$300,000s and two-bedrooms orientations from the mid-$500,000s.

The Royal’s presentation centre is 3,000 square feet and its show suite is a two-bedroom plan that measures 1,000 square feet. One of the exciting aspects of the show suite is that it offers “interactive views on the deck,” says Embassy Bosa’s vice-president of sales and marketing Robert Marchand.

“You’re actually able to hop on an iPad and change a projector view to see what the views look like from different floors going up the building,” Marchand says.

The development is designed to offer unit sizes for a wide range of lifestyles, adds Marchand. This includes, on the smaller end, studio units in the podium portion of the building. Then there are one-bedroom condos at around 600 square feet and two-bedroom options that step up to 1,000 square feet. There are also one-bedroom plans that include a work station.

“Then what we did at the 25th floor is we made a change,” Marchand says. “We have a sky collection in the top part, the upper eight floors — they’re bigger suites.”

Marchand says the up-sized condos are a response to what the developer heard from buyers at its East Village development, which is demand for more square footage.

“It seemed to be a bit of an under-serviced area in the market place,” says Marchand. “You can find larger product, but it’s not new. We wanted to provide that product to the market place so you’ll see one bedrooms and a den at the smallest at 800 square feet up there. Then we’ll go as large as almost 1,600 square feet in a three-bedroom model.”

The Royal is a mixed-use development with First Capital Realty handling the commercial aspect along the podium. This means the developer won’t need to wait on a presale requirement before breaking ground, says Marchand. The project will look to start construction this spring and bring on bring on first possessions in spring 2018.

Park Point seems to be doing ok too, maybe a summer start? Somebody mentioned Orchard's 40% sold awhile back. Should get started my summer too, but you never know with Lamb lol. At least he's actually building 6th and 10th.

^6th and 10th didn't start until it was 80% sold, and then had a slight delay because they had to get everyone to sign an amendment to key turnover date. From then on it has just been slow construction.

Because when they claim it is 80% sold, it is probably only 50% sold.

I hope they do break ground soon. This is the condo project I would most like to see go ahead.... The extra density and the Urban Fare is perfect for that location. IMO it's a game changer for the Beltline.

So I finally went and saw Park Point today, and I went to the Royal as well.

I went into Park Point thinking I wasn't going to like it because I hate Qualex, but actually I ended up loving it. The finishes and features are top notch. Apparently they have sold 70 units so far (so like 30%??) they also said that groundbreaking will start this summer.


As for The Royal, I felt underwhelmed by it. Architecturally the building is very nice and the floor plans are better than Park Point, but the finishes are not my style. I feel that they cheaped out on things like the bathroom and kitchen. I think for the high price point they could have done better.

Park Point wins for Interior Design, but The Royal wins for location and building design.

Also, the Bosa Condo at RioCan is called Arris. The girl at the desk didn't know too much about it, only that they will be redoing the Evolution show suite soon and it should be up and running by the summer (hopefully?)

Isn't The Royal a tall point tower next to a low slung podium?
