Singular among all North American cities, Vancouver’s downtown world of high rise residential towers presents an urban environment that hybridizes the value of views to breathtaking land and seascapes with an interest in community and density. The basic unit of this morphology, a 25-to 30 story tower placed on a podium that typically fills a site footprint, has been developed as a product based on construction logic (repetition) and programmatic necessity (views), giving the city a visual coherence that perhaps now just might border on uniformity.

At 902 Davie, the building is made up of stratified elements that both conform to the logic of core to perimeter dimensions of the micro lofts, but also to the zoning that affects the site. The podium, lower base, middle block, and truncated top block are shaped by the contingencies of the situation. Each one of these strata or blocks includes a corner void that has been cut out of the original form that creates local cantilevers and momentary disruptions in the extrusion of the mass. The treatment of the facades articulates the tension between foreground and background, with ironically, the negative spaces positioned as “unique” elements within the field. We have chosen to work directly with the program demands as a way to make a simple building surface stand out, oddly enough, against the context. In combination with the highly impastoed red surfaces of the voids, the overall graphic and formal effect of the project contrasts the straightforward against the sculptural.

Whole Foods - a.k.a Whole Paycheque

Wow Microlofts above a whole foods, well if they are going to spend their pay on groceries at whole foods then all they can afford will be tiny cubicles as homes! Whole Foods is waaay expensive!

Vancouver will insist that new buildings in most areas of the downtown peninsula by hooked up to a low-carbon alternative-energy utility.

The requirement, which will cover northeast False Creek, Chinatown, the West End and Downtown South, is part of the city’s greenhouse-gas reduction plan.

The city has reserved a large piece of city-owned land for the energy provider, Creative Energy Canada Platforms Corp, to build a new energy centre that would produce heat from biofuel such as wood chips. The land is in the False Creek Flats.

Creative Energy is owned by developer Ian Gillespie, whose Westbank Projects is one of the largest and most influential builders in the city. Last year, Gillespie paid $32 million to buy Central Heat Distribution, a steam heat provider regulated by the B.C. Utilities Commission that serves more than 210 buildings in the downtown core. He intends to use the company as the backbone for Creative Energy’s larger low-carbon plans, but before he first needs to convert the existing six natural gas boilers to low carbon fuel.

The city and Creative Energy have already signed a deal to create a neighbourhood utility in Northeast False Creek and Chinatown and are negotiating a franchise agreement for Downtown South. Next year, they expect to finish negotiations for new systems in the West End and Downtown Eastside. All of these areas would be served by the new plant.

Under the terms of the deal, the city would draft bylaws requiring mandatory connection to Creative Energy’s system for all new developments. The company will have to apply to the B.C. Utilities Commission to create each new utility. The commission would regulate what Creative Energy will charge.

I know! They are totally above my pay grade at least. I remember the first time I went to Whole Foods on Robson and how three small items cost me $20. I was so surprised that I have not been since back to Whole Foods. Luckily also other groceries in Canada carry good quality food. In the States Whole Foods is cheaper and I could consider shopping there, but not in here.

Whole Foods does have some decent sales, particularly if you are looking for something they would carry, such as organic meat. They do have great quality.

Check out the 1-2 products on sale every Friday.

But as regular shopping place... good luck.

Does anyone have an educated guess of where this plant might go? The article mentioned that it will be on a city owned lot on Industrial Ave in False Creek Flats. I can only speculate that it will be going somewhere near the United We Can facility just north of the new Emily Carr campus.

Maybe it IS the United We Can site (lighter roof on the aerial below)?

The article says it needs rail access, and the United We Can site is next to some rail spurs.
Site farther west seem too close to Main Street. The site to the east with the rail spurs themselves could be BNSF land.

That new road on the GNW Campus - isn't it supposed to eventually cut across the railway tracks on a viaduct to Terminal Ave?

Looks like the Buster's impound lot. Hopefully anything they develop wouldn't impede the future ability to build an overpass in that area.

I checked that out, and wow, that's true! Maybe I should summon more courage and go with the flow.

From the NMDA Website - This looks like it was/is proosed for the site of that tower called "The Views" next to Erickson's Evergreen Builiding.
The website says the site is owned by Reliance.

I mentioned this a few weeks ago but it looks like closing lions gate to cars and running transit only is gaining momentum if they're bitching about it.

Thanks for the renders. Reliance never wound up buying the site and that concept is dead (it was never supported by the City anyway since it created shadowing on the park/community centre).

PortLiving bought "The Views" project last summer. It would surprise me if they redesigned it, but you never know. This is the company that did South Creek Landing at Cambie and 6th.
