The fence is still up around the Eviva Cherokee site but the banners advertising it have been removed. I wonder if this project is dead for now?

In summary:

1) majority of condo owners need to approve to take action, not just the board
2) first step is mediation, chosen by builder and HOA
3) owners can still sue if they are not pleased with mediation

seems reasonable to me...right to cure, and right to sue are in place. this doesn't guarantee instant affordability (nothing really does...) but it opens up a massive pipeline for supply, and less-than-luxury will follow when that market cools off.

Let's hope we don't get shenanigans from Hullinghorst...

"The issue, however, is not whether the bill would pass if brought up for a vote of the full House; most observers believe it would succeed easily. The question is whether Hullinghorst assigns it to a committee like the House Judiciary Committee or the House State, Veterans and Military Affairs Committee that will kill it before it has a chance to reach the full House.

The six Democrats who joined with Republicans to pass the bill out of the Senate were:

Sen. Leroy Garcia of Pueblo;
Sen. Mary Hodge of Brighton;
Sen. Cheri Jahn of Wheat Ridge
Sen. Michael Johnston of Denver;
Sen. Pat Steadman of Denver; and,
Ulibarri."

^^^ for those D Senators..

Maybe she wants to hear from you?

MAYBE...

The DBJ also carried an article yesterday about how supporters are advertising in local rags of Dickey Lee Hullinghorst plus a couple of Dems who sit on key committees.

It appears there's more than enough support among Dems in the full House to pass this. The trick is not getting stuck (to die) in committee. Perhaps this from your linked piece will help?
Quote:
Maybe the key provision on the bill was an amendment that Ulibarri added during floor debate on Friday that clarifies that homeowners who feel any arbitrator’s decision did not follow the law have a right to appeal that decision to a trial court.

“I feel good. We had strong bipartisan support in the Senate, and I know we have strong bipartisan support in the House.”
Perhaps the amendment can serve as an excuse/catalyst to get this thing done.

Otherwise it's wait until 2017 after next year's elections. Should both chambers go Republican they won't see as good a bill as the one they have in front of them. I'm not worried about Hickenlooper signing whatever gets passed when it does.

I'm sure there are a few developers just biding their time waiting for relief. No doubt they'll continue to wait (for the most part) until something gets passed.

Perhaps Novare Group bought them out for another SkyHouse?

Checking McWhinney's web site for Z Block it states:

Large, column free flexible floor plates up to 45,000 SF
So leasing the top two floors would presumably be near 90,000 SF and virtually the same as their current 89,000 SF. It would however be a nice step up in quality, address and cost.

A new adaptive reuse project is under construction in the Golden Triangle at 10th and Bannock.

Shift Workspaces has started turning the former Fistell’s Electronics Supply building at 1001 Bannock St. into its second Denver-area shared office outlet. Shift bought the 12,000-square-foot building from Fistell Holdings LLC in 2014 and is advertising a 2016 opening on its website.

And the beat goes on... Only this time a company is moving from Englewood to Denver's booming aerotropolis.

That's a pretty impressive renovation compared to what is there now.

I live right by this and have wondered what took so long for this building to be redeveloped. The homeowners in the new townhomes across the street will definitely be happy. Now just need more of the surface lots around there to turn into condo buildings.
