Last tidbit in regards to patios/restaurants:

- The Dressing Room is planned to open in 2 phases now. Phase I will open in June; it's a planned coffee shop inside the former SongBird space. Eventually, this will include wine and beer, as well. Phase 2 is TBD and will be the renovation of the adjacent building into a restaurant, along with a patio that sounds like it will be pretty massive. It will definitely at least be in the front from MonOrchid to the end of the adjacent building, and from KickStarter's original plans, it sounded like it would also expand in the back and side of the building. A rooftop patio was also part of the KickStarter plans.

Excited for Phase II - with GreenHaus and SongBird gone, that area needs a little life. Hope Phase I is successful, but dang, there's a lot of coffee options downtown!

I get what you're saying jjs, but I think you're slightly misguided here. I think it may actually benefit the surrounding area, assuming these attractions at the ballpark draw in a bit more attendance each game, maybe that will have a trickle down effect to the rest of the area.

Like it was mentioned, these local businesses that get into ballparks and airports are really just pared down over-priced satellite businesses. A unique money-making opportunity for them. It's not like they were choosing between setting up shop in a warehouse OR the ballpark, and Chase Field swooped in and gobbled them up at the detriment to the neighborhood.

I've been to Miller Park and knew it had a decent tailgating scene, and after having attended a game there and seeing the tailgating first hand, it makes perfect sense why it was constructed away from Downtown Milwaukee in a sea of parking lots. Its tailgating experience began when County Stadium still existed, and probably makes it the only ballpark in the majors where that kind of built environment is justified or understandable. It's truly a unique experience and something the Brewers and its fans should be (and are) proud of.

You guys have already touched on this, but besides the Warehouse District to the southeast and the food trucks set to be placed outside the west gates, what other urban experiences could possibly be created around Chase Field? The garage mahal and the south exhibit hall of the Convention Center are to the north and the Seventh Street overpass is to the east. Other than taking the light rail and the handful of bars and restaurants in the parking garage separating Chase from America West Arena (or whatever its soon to be called), what other hope is there for creating an urban baseball experience besides the Warehouse District?

Also, I know this is hypothetical, but what happens to America West if the Suns get a new arena and leave? Would it sit vacant besides concerts or would it be torn down and replaced with something else? The Valley seems to be getting to a point (especially if the Coyotes leave) where it has more arenas and concert halls than it knows what to do with...

Site Selecton magazine gave the Phoenix market the top regional position in both the Mountain and Pacific regions.

Metropolitan Phoenix's 78 deals in 2014 were more than Salt Lake City and Denver combined in the Mountain Region and more than San Francisco, Seattle and Portland combined in the Pacific Region.

Site Selection’s regional crown puts a little shine back on the market and also points out that the Mountain and West regions were not among the top U.S. metros for corporate relocation and expansion deals in 2014.

With 49 deals, San Francisco trailed Phoenix. Salt Lake and Denver tied with 35 each. When tallying the top five metros in both regions, the 310 projects from the 10 markets still couldn’t top Chicago’s 385 deals.

This means that once a site selection consultant or company decides to head west, Phoenix is a prime market. But West and Mountain markets seem to have fewer seats at the table when it comes to competing for jobs.

Part of that is the large number of direct foreign investment companies looking at U.S. expansions and acquisitions.

Former Japanese ambassador to the U.S. Ichiro Fujisaki said that many companies in his country tend to look toward the East and West Coasts, and have not really explored inland opportunities.

"Personal connections and meetings are far more important than any brochure you can send," he said. "It is very important for Arizona leaders to meet with businesses in Asia they want to see invest in the U.S."

Three major Japanese direct foreign investments were negotiated in 2014: the Iris USA facility in Surprise and Special Devices Inc. in Mesa.

Bridgestone Tire and Rubber inked its deal in 2013 and dedicated a research and development facility in Mesa in September. Several European companies made similar investments during the year.

hello, long time stalker here, curious if anyone has renderings of 11 Capital Place and 12 Capital Place. I've been searching quite a bit and only came up with two of them which aren't that great.

Also, why is it 11 Capital place? Is there some significance here?

The retail component looks nice, maybe it's going to be all banks and financial businesses.

I drove by yesterday and thought the same. It's really a prime corner and will help fill some of what may have been lost with a couple of buildings that have been torn down recently. Very good project. I can't wait to check it out once open.

Both are under construction if I'm not mistaken on Washington just East of 7th st. One is on the South side of Washington, the other is on the North side a block or two further West.

Great news! I think the most important part of this bill is that it allows microbreweries to produce more AND also expand restaurant locations up to 7.

Ducey plans to sign a bill allowing microbreweries to keep running their restaurants even as they grow into large beer producers at a Tempe brew pub tonight.

Ducey's spokesman says he plans to sign Senate Bill 1030 at Four Peaks Brewery Tuesday evening.

The legislation, by Republican Sen. Kelli Ward of Lake Havasu City, passed the Legislature with just one dissenting vote.

The compromise bill allows companies to keep their microbrewery license until they produce 6.2 million gallons of beer a year, six times the amount currently allowed. It also allows them to have up to seven bar or restaurant locations.

The bill was one of the more contentious this session, pitting powerful business interests against each other.

Shipping Container Apartments


The complex is called Containers on Grand and is located at 12th Avenue and Grand Avenue, in Phoenix.
A total of 16 decommissioned shipping containers will be used to build eight apartment units. Each of the
apartments will be made of 2 recycled shipping containers, yielding 740 square feet per apartment.

The architects will keep the floor plan open and modern, while at the same time celebrating the fact that
shipping containers were used to build these homes. The apartments will all be one-bedroom units. A kitchen
island will be located in the middle of each apartment, with a large living area on one side of it and the
bedroom and bathroom on the other. To achieve adequate space, one of the longer sides of each container
will be cut away and two containers will then be welded together to form a single apartment.

I think its great the more gentrification for central Phoenix the better, I don't buy into the anti-gentrification mentality bring it on!

It's 16 containers for 8 units. Each unit is 2 containers. Yes, small, but cool project nonetheless.

With so many empty lots why would a developer choose to tear down instead of building on unoccupied land?

Cool. I like that house, even more than the Bodega house. I wasn't happy that taggers made horrible work of the brick. Hopefully that can be cleaned. Does anyone know which exact lot it is being moved to? (I saw the post and someone said next to Modified... that could be one of 3 lots).
