Have they not been to Cheesman Park? Or any other park with high-density residential around it for that matter?

I guess they really liked having a hospital in their backyard instead...
Apparently that hospital had no traffic, noise, or really any negative affect on nearby housing at all.

Check out this .PDF that shows the crazy shadows that will be cast across the park (pages 22-24):

http://sloansdenver.com/assets/July-2014-Block-1-Rezoning.pdf

In this letter, the Sloan's Lake Neighborhood Association is comparing this project to the buildings surrounding Central Park!:

So you're saying I will have to use the northern tennis courts near 26th Ave if I want to play tennis in the sun at sloans lake at 3pm on the day of the Winter Solstice (provided it's sunny, warm enough, and there's not too much snow)?

That does it I am converted, No High Rises in Sloan's Lake!!!

Holy shit, I thought you were talking about Stapleton's Central Park but, these idiots are actually comparing a midrise development to supertalls being built next to NYC's Central Park. What is their argument exactly - that Central Park would be a much better place without all of those pesky skyscrapers?

Guessing they "determined" this by using those days that are the shortest, when the sun is lowest in trajectory.

2nd link doesn't work for me (Foxfire).

That shadow analysis is very impressive as they show the projected shadows from in the morning through the afternoon, from summer, spring & fall as well as on December 21st, the shortest day of the year.

And how much of this lawsuit is directed at unseating Councilwoman Susan Shepherd vs. actually winning a lawsuit? My understanding is that she's in a tough fight for her seat, going up against a prominent NIMBY.

Interesting. From Inside Real Estate News article, she states:
Quote:
Shepherd, on Wednesday, said she is limited in what she can say regarding the complaint. “I am confident that the City Council’s decision will be upheld regarding the rezoning,” Shepherd said.

“It is up to the court to decide,” Shepherd added.
But they clearly target her:
Quote:
The 10-page complaint also said during Shepherd’s testimony before council and the Denver Community Development and Planning Department, she made “no mention of the West Colfax Plan’s specifications that the tallest buildings be located “toward West Colfax.” This language was intentionally left out of the official presentation.
Umm, perhaps not but I'm sure the West Colfax Plan was brought up by others, no? Ahh, thought so.

Redpeak really did no one any favors when they settled and let those morons from No Highrises in Highlands off with an easy settlement. They lost and they should have been forced to pay everyone's legal costs. These frivolous suits will continue until someone loses some skin. If these folks saw that the No Highlands folks were out 80K they might think twice about sticking their noses in other people's business.

It honestly just blows my mind that these people, who have lived next to a hospital for many many years, which has ambulances, sirens, etc. all hours of the night, with a huge turnover of people coming and going to the hospital, are so concerned about a residential development...and a for sale condo development at that! I just can't fathom the thinking behind this...anything is better than living next to a hospital!

So in one sentence they complain about shadows on the park, and then in the next they complain about the tower being located toward W. Colfax, away from the park?

Isn't that the absolute truth

I haven't really followed that development but isn't another developer now planning to build something nearly identical to what red peak proposed at that lot?

Until someone develops a beautiful Whole Foods or a Super Target on that site. No one will be happy until that happens. And I mean the entire site with a huge sprawling parking lot.

Ha! I'm sure that the Nimbys are thrilled.

What I don't understand is if Red Peak won the lawsuit, why didn't they go through with the development?

Maybe they were sick of dealing with the neighborhood and just wanted to cut their losses?
