Announcement coming soon. Taking out surface parking lot. I didn't share this with you

YES!!!!!! That corner has been a surface lot for over 80 years. The mural there was just restored-- don't be surprised if some mural NIMBYs come out against this one.

By what I see, it appears the mural will remain intact (and even parts of the surface lot). Could just be a bad photoshop haha

Ya, not gonna be any mural NIMBYs cause you can see the mural there in that rendering.

Looks like the surface lot remains under an elevated structure. hopefully this is just a preliminary rendering that will be improved through design review.

Yeah it looks like there might be a small space in between the building and the mural... hopefully that will be enough to hold back the Meg Saligman fans out there.

I live close by... hopefully this development will shut down the drug corner that's been operating there for decades. Also, this may seem a little insensitive to some, but the methadone clinic next door (which Jefferson snuck by the wash west civic assn by calling it the "Jefferson University Hospital Family Center") brings scallywags to the block who take advantage of the patients. The patients themselves are no picnic either. Yeah, I know, I'm an —.

The renovation of the Lincoln across the street is going at a snail's pace but is continuing as far as I know... someone involved told me there were many unexpected issues due to how long the building stood vacant with a big hole in it.... I hear that they are trying to avoid having to tear down the place. Overall, that particular corner is doing a hell of a lot better than it was even 10 years ago, but there is still progress to be made.

Now that this corner might be filled, its time to consider the parking lot in the middle of the 1300 block of Locust Street. Its managed by EZ Park but is owned by some old man in the suburbs who's been sitting on it since this was a revitalization zone in the early 80s.

I think - a few years back, anyway - U3 Ventures had proposed a residential high rise at the 13 & Locust site. Maybe that's being resusitated.

Maybe you're thinking of 12th and Walnut?

Agreed. Obviously there is a need and you want to build it on the south end of campus. Just stinks that it appears that the manison is gone. In reality though, what possibly could have gone in there again? Another daycare? A couple offices? Tearing it and building something new gives the university a lot more room to grow on that block.

The base of that Temple development kind of reminds me of the base of SLS. Looks great!

It's great to see some well-deserved new development on the southern end of the Gayborhood. I'm going to guess that the architects are Erdy McHenry? The base of the building reminds me of both Evo and the Shops at Avenue North.

Nope . . . U3 was working on both sites. But I have no idea if they have any association with this site anymore.

It is not U3. I am not permitted at this time to divulge the name of the developer.

I can't wait to see something on the lot at 13th and Locust but oh glarg, is that a parking garage entrance ON locust street with no Locust Street facing retail?! I don't see why the concept of quality street-level design eludes us yet in Philadelphia.

My concern is that, if they get rid of that surface lot, where will rats go to die? Just saying....

I have mixed feelings about this.

On one hand: very excited to see this lot developed!! It's going to be great for the area!!

And the other hand: it's just another sign that the gayborhood is disappearing. Wonder if eventually the gay clubs will shift to a new area?
