You would be surprised what a bank will lend you!! Plus for now, all you need is your deposit. Go and talk to them, then go and talk to a mortgage broker. In Toronto there were some companies that would lend you the depositsince you had 2 years to pay it off usually.

There's 5% down + bond schemes in these new properties and yeah, the bank can 'lend' you the DP in form of an LOC then pre-approve you on a mortgage on the basis you cancel the LOC.

That does look quite efficient!

Wish they could have worked out getting a pass-thru door from the bedroom, though I think moving the sink would result in more plumbing, so not easy.

Is there laundry?

I think the laundry is in the bottom right corner of the unit

Yeah the laundry (stacked front loading units) is adjacent to the fridge.

Just wanted to make sure... usually developers offer *a bit* more transparency as to what constitutes the total sq. ft. and the actual livable sq. ft.

Since the quoted square footage will likely be used for sale & condo purposes too (or some close approximation of it). I would expect that the 474 is interior space only as exterior space isn't taken account in those.

That place seems pretty reasonable and the secret entrance is a nice touch.

I wonder how many one night stands have woken in a panic when the can't find the exit.

Those are very crude maths indeed.

The graphic appears to be about 17 pixels per foot; that's consistent with 474 sq feet and also a standard 3' door in from the hallway. Under that scale, the bed shown is a queen size bed; 60"x80". The room sizes are:
Bedroom - 12'7" x 8'11"
Living room (to the edge of the counter) - 8'11" x 9'10"
Kitchen/entrance/etc - 9'4" x 14'11"
Bathroom - 4'9" x 8'11"
Study - 4'11" x 9'6".

Obviously, all these are approximate measurements; I wouldn't be surprised if a lot of the 11" measurements are actually rounded up (e.g. bedroom being 12'8"x9'); scaling up from a low-res picture is not an exact science.

Looking at the drawing, the squares in the balcony are 2' x 2' (20' x 5' = 100sf + 16sf angled portion = 116sf). That means the width of the unit is 20'. Looking at the drawing, the depth of the unit is more than the width, meaning more than 20'. That means the interior is definitely more than 400sf. Bottom line, the quoted 474sf is interior only. The depth is likely 25', making it 500sf gross minus walls = 474sf. Bedroom is approx 10' x 12'. Bathroom and den are both approx 6' x 10'.

I agree with Chadillaccc that it is a reasonable unit at 474sf + generous balcony.

I can pretty well guarantee you that the bathroom is 5'. 60" tubs are pretty much a standard minimum.

There are definitely a couple of changes I'd make to that layout (I'd put the bathroom where the study is, put a walkthrough closet in the top portion of the current bathroom, and then give the option of either a study nook or a broom closet (I think the biggest drawback of that design is the lack of a dedicated storage space, somewhere to stash cleaning supplies and empties) in the bottom portion of the current bath) but that is by far the most livable sub 500 sq ft unit I've ever seen.

You're right. The den plus washroom totals a 10x10 box.
