I was wondering the same thing...where to people shop until more retail gets built downtown...

Something that always puzzles me about the west side of the downtown core is where the residents shop. There are are a lot condo towers there. I would have expected more retail, given the apparent residential density but the retail in the area is mostly convenience stores. Where do these people buy their groceries, or do they live on potato chips and gatorade?

I assume they drive everywhere, because that corridor of hideous concrete towers along Laurier west of Kent is a pedestrian dead zone.

[David Seaborn leaves the room]. Claridge proposal for 403 Albert Street (the parking lot at Queen/Lyon/Albert, opposite the Crowne Plaza Hotel, behind Barbarellas Club). Originally Claridge wanted 2x28 storey condo + one 20 storey condo. Now being revised, 20 storey is reduced to 14. Issue of lot coverage. DCA expressed opinion to City planners and our Councillor on A) access to DOTT as this development is above the downtown west station, and B)the city’s “reduced parking maximum” (because the building is at a transit station) is higher than the builder wants to build anyway (ie City standards are a farce). The COA is considering the issue on 15 Sept. We did not formally issue a position during the summer as A)it is a few feet outside our boundary, and B) our requests for info from CCCA for their views (so we could coordinate) went unanswered. The Association decided to provide input to the COA immediately. There was discussion on whether it is the city or developers that wants new condos built close to the sidewalk, Eric to follow up. Any more info on the Cathedral Hill project described in the Dalhousie CA newsletter, WaterlooWarrior? The idea of 20 stories in that location surprises a bit, but what a fantastic location for a condo.

If approved, let's hope these are built a little nicer than CP 1 and 2. Just because Claridge has the best sites isn't an excuse to build a piece of garbage. Investing a little bit of money into the construction of their buildings is an idea that's long-escaped Claridge it seems. But if these renderings are accurate, it does look to be a nice site - a little out of the norm for most Claridge projects I've seen, let's hope it's a sign of Claridge turning a new page.... :|

And in other news, I saw a pair of pigs flying past my window, they told me it was snowing in Hell and they were heading to higher groud for safety.

CofA denied variance. City staff had no objection. Developer appealed to OMB. Slight modifications to application were made. Revised variances granted subject to conditions.

It is improved with a two-storey, brick retail building, across from the Delta Hotel.

It is just the building and not the adjacent parking lot. That is known as 383 Queen St. Also, cost per sq/ft of site makes sense if it's just the building. Sounds like a really expensive strip club for Clardige to buy! (Barbarella's is in that building).

Hmm.. they must have something up their sleeves? I don't see this lot being big enought o actually build a condo tower or anything.

That western part of downtown desperately needs a "pick-me-up" that's for sure...
