The only concern is if Cadillac Fairview is being overly ambitious in it's plans for Champlain Place.
I think if Sobeys leaves (which is the rumour), that there will be a mall expansion in that area of the shopping centre, perhaps anchored by Forever 21 (which is in an aggressive expansion mode) or possibly the Bay (also doing very well, and rumoured to be wanting to return to the metro Moncton market).
Sears might be safe. At least, the retail industry websites don't seem to be talking about Sears in the same funereal tones as they did a few months ago. I think if Sears survives in some form, that they will attempt to keep their three stores in NB. New Brunswick is the sort of market where I think Sears could survive - medium sized cities too small for stores like Nordstroms or Saks, but large enough that they deserve more than Wal Mart or Giant Tiger. If Sears does collapse however, then I think the Bay will move in to fill the void.
The smaller stores are more of a problem. CF has gone out of their way to boot local retailers out of the mall in order to bring in international chains to whom they can charge higher rents. Is this a wise move in the Moncton market? Time will tell. I don't think the closure of the Coach store at the mall is really too much to worry about (yet). The other closures at the mall have all been because the entire chains have gone bankrupt, so again this doesn't really reflect on the quality of the local market. It will be interesting to see how easily CF is able to replace these retailers. If these storefronts remain vacant for a year or more then this could spell trouble for their strategy.........
