Concepts for the 13.8-acre property, which sits between Oak and Willow streets and West 38th and 41st avenues, envision mostly residential development with some ground floor retail, a park ranging from 2.2 to 2.6 acres, a daycare and buildings potentially ranging from three to 15 storeys.

Thanks for posting - here's the full document from the open house

I like the "Park + Mews" option as it minimizes always under-utilized internal courtyards in favor of a fine street greed.

Do we have a ballpark FSR? All I could find in city docs is that it will (obviously) be higher than the 0.9-1.0 specified in the 1999 Oakrdige-Langara plan. Although an FSR similar to Oakrdige Centre (~3.5) can be easily achieved with a midrise form, it's frustrating to see the arbitrariness of capping this site to two 15 storey buildings will allowing 45 floors literally across the street.

Most of this site is within the 800 meter walking threshold of a rapid transit station, so higher density is appropriate. At least 5 FSR for each parcel, however they divide it. An average height of 10 stories or so can accommodate that type of development density.

There's a bit of retail along 41st proposed, but it seems pointless considering that other development along 41st will have no retail. The most glaring example is the Oakridge redevelopment, which will completely ignore 41st as a retail street. The mall itself will be expanding though, which will badly diminish the chances of creating walk-able streets despite all the new residents expected. This neighbourhood is unfortunately going to be mall-centric for many decades to come.

Redevelopment is also picking up in Mt Pleasant, in the commercial/industrial zoned slope between W2nd & Broadway.

BC Business magazine, Ace & Kit, a new brewpub, a bunch of small restaurants including one existing craft beer restaurant whose name I forget, the vacated Mountain Equipment Co-op building, one office building under construction and another 1 or 2 with poster boards advertising renders & For Lease

What an awesome update. Thank you.

I am also quite pleased with the direction of the Translink Oakridge bus barn site. That's very reminiscent of the Arbutus Lands/O'Keefe Brewery site, which is one of my favourite redevelopments in the city. It's a great scale and I think more successful at landing substantial density on the ground than SEFC.

I also think that the Wall Centre project on Granville is looking great. We need so many more townhouses in this city and this is a great start. I like the modern architecture and think that it will nicely compliment the existing heritage buildings. Mixed in amongst them are walk-up and modest mid rise-scale multi-family buildings, which also work well in the context. An all-around great project in my book.

This is the money from all the fundraising the Children's Hospital has done over the years to help pay for the cost of the project and new building. They will probably do more fundraising to pay for other buildings that need developing in that facility. It's funny how the public thinks the fundraising is directly for the kids when it's more for Capital Projects, like they say "Putting the smiles back where they belong"

I spent a good month in every nook and cranny of that building and I can't support a redevelopment more. The older parts are awful.
