I had thought these were condos already, but guess not... Good signs for the rebound of the condo market:

Nope, those went to apartments during the bust, catering to corporate rentals.

It would be fantastic to see a return of condo projects like the mid-2000s, in addition to the apartment projects we've got going on right now. We're only firing on one cylinder at the moment--apartments. If we can see some of the more modestly-priced condos go up (start at $200, going up to $600) we'll see that much more development and possibilities for projects to get off the ground. So far the only condos being built (Seventh, One Museum Place) as well as this conversion are all for much higher price points than that. That'll always be a small segment of the market.

Anybody know why the Atlanta economy is not able and has never been able to support healthy condo values? I know of so many who have been burned on condos. It seems that other markets hold value. What about LA? Any data on this?

I think it depends on the market. A lot of buildings have been very solid values and have seen good appreciation.

Population, income, and demand. When you look at the big picture, there isn't enough demand, though I do believe Atlanta is making the right steps in improving things that will one day create a huge demand. I own a few properties in Atlanta, and a couple in LA. The demand is much greater in LA and as an investor, you don't have to supply consumers with bells and whistles for them to buy/rent. As Atlanta builds Midtown and Buckhead, and even Downtown, with the addition of the other areas growing like Perimeter, The Highlands, the interior spots(O4W), the demand will grow and people will feel as if there was a ton of things to do in Atlanta.

As far as I know, it was never settled which road the tall tower will abut (please correct me if I'm wrong). Well it looks like we are at least getting some clues - to me this tells me it is either W. Peachtree or Peachtree Pl.

That's about 8 floors of stairwell. Is there a part of the non-tower portion that is that tall?

Also did a brief walk around Midtown today, and here are a couple of things I noticed:

Yoo On The Park - Heavy machinery is back. Two tractors, and a port-a-potty. They are digging a big ole hole in the back part of the lot. I took a picture but because it's the far-side of 13th St it didn't really come out. It's pretty much what you would expect out of a project in its construction infancy.

Atlantic House - Hoooo-lee wow was this site active today. If you walked by you would guess the crew was 3 months behind schedule or something. Lots of digging, saw some dirt removal and some tree removal going on too. They are really hauling on this.

Modera - Someone said that they saw signs of activity. There is some heavy machinery on this site and there is a mound of dirt but I didn't really see any evidence that a project has broken ground. Also there was a sign facing Williams advertising a "1.55 acre high-rise lot" for sale and a phone number. Not sure what to make of that.

That stair is part of the parking structure. The tower starts at the corner of 8th and West Peachtree, and runs along 8th to about the midpoint of the block, between the tower crane and 8th. You can see a portion of the tower's structure at the bottom left of the picture.

I drove up 400 yesterday and it looks like they raised the tower crane on Three Alliance Center.

Yep, I caught a picture as they were raising the crane. Was a bit scary being stuck on Lenox if it fell or something. Why is traffic so bad at the mall every weekend it seems like; I had to park at Phipps and walk to Lenox....
