The only interesting discussion that has occurred in the last few pages has related to Park Point, so instead of revisiting tired cliches and regurgitating the same arguments I'd recommend we keep it to Park Point. Anyone going to the sales event?

Sales don't actually start this weekend. The event on Saturday is simply a preview event, sales start on Feb. 21 by appointment.

Based on how full the parking lot was, it looked like a good turnout for the preview event.

Qualex is a great developer, they know what they are doing. Park Point looks great, they are offering great layouts, and the location can't be beat. If anyone can pull off a tower at these prices in this economy, it's them. Very curious to hear how this one turns out in terms of sales.

Prices are actually quite reasonable if they didn't force buyers to buy parking spots.

I die a little inside when someone this forum says Qualex is a good developer. I guess I'm one of the rare ones that had a horrid experience with them. Never again will I deal with them.

So if there are no sales this weekend. Let's make the bet for when Qualex makes their first statement about sales after opening weekend or the first week. That should be in the couple of weeks I'm assuming.

I think most people's perception of Qualex is not based on experience of actually buying a unit, I'm betting you are one of the few that has actually bought a Qualex unit. I actually don't find the floor plans in Park Point to be that great. The living rooms on the Two bedrooms are very cramped (expected for a one bedroom, but not a two), and I don't understand why the bathrooms are on the other side of the unit for the 2 bedroom + den units. Not very practical (and atypical for new developments). If you living in the second bedroom, you have to walk through the kitchen/living room, down the hall to the bathroom beside the front door, just to jump in the shower each morning. The living rooms in the townhouses are also awkward for a larger unit. I think the floor plans in Mark were much better.

I was at the Priority Guest event on Saturday and the place was packed.

The show suites were similar to those for Mark, but a tad more luxurious (less modern, but glam). As someone already mentioned, guests aren't able to purchase a unit just yet - they have to make an appointment. AFAIK, the public release will be in March.

20% sold in first 3 days

I was there today. My observations:
1) All available unit 9s have sold. I can see why if the purchasers are investors.
2) They have held back 5 or 6 entire floors until the public launch.
3) By the end of today (day 3), about 20% of available units had sold (or 15% of total units)
4) I spent 3 hours in there doing my numbers and trying to choose the best floorplan. I couldn't come to a conclusion. There isn't a great floorplan among them in my view. The one beds are missing the space efficient breakast bars that professionals demand. Also many one beds have the bathrooms far away from the bedrooms. Tenants don't like this.
5) Finishes are v nice
6) Do not be fooled - people were signing and handing over cheques today so sales have started (it was supposed to wait until next weekend, except for previous purchasers but I think they have already started for everyone!)

Did Riverhouse get canned ? By FRAM?

I'm pretty sure it used to be listed on their projects page, now they just refer to it as "Block M".

Probably a smart move really, luxury home sales have fallen off a cliff since December.

It's kind of like that one guy who got a lemon Toyota swearing to never buy another Toyota, despite Toyota having a sterling reputation for reliability. It happens and unfortunately there isn't much that could be done or said to make anyone feel better. For the record I don't call them a great developer for nothing, I know several people who bought into their buildings that are extremely happy with the results. To be honest I can say the same about LaCaille who gets absolutely roasted on this forum as well.

The riverhouse site is still active if you go directly to it so I'm not sure if it is intentional or if they reverted to an older version of the site/screwed up. http://www.thenewcalgary.com/calgary-condos/riverhouse/

I don't know that you can do too much there in terms of residential that isn't on the luxury scale to make your construction costs back and turn a profit considering the limitations of the site. They might be taking it back to the drawing board though if they had low interest/sales.

AFAIK, Stardust has been burned twice by QL product, so his reluctance to endorse them and their product is grounded in experience.

Geotag, well put with the Toyota parallel... no one has a 'perfect' track record. I'm just not sure that QL is the 'Toyota' of developers - from Stardust's accounts, they might be more like Audi (draw your own conclusions there).

I'm not sure what you said here but for the record I think you should continue to share your experiences with them. Having more information regarding the pitfalls of dealing with developers help to make buyers more informed and ultimately also keeps developers on their toes to provide better customer service if bad reputations start impacting their business.
