I thought the new U of W residence, while perhaps done separate apartment style, was going to be mostly year to year leases matched to the school term and specifically targeting U of W students. Some other apartments could in theory be used for visiting staff with a limited number of units scheduled for general affordable housing which may include people outside the student population.

Seems it's more of an apartment building owned by U of W, as opposed to an apartment building specifically for U of W use. As in you don't need to be student or staff to live there.

In fact, the UW says it won't impact the operating budget of the Uni and it will be run in partnership with a housing co-op. UW Community Renewal Corp is the developer, but it's not a university residence building per se.

Let me preface my comments by saying that I'm not one of those comic book store guy-types who dumps on almost everything to come down the pike. But I have to ask: what the eff is that?

If you look at the architect's website, you can see a couple of really good projects, others not so much. I'm assuming client meddling is the issue with the duds?

They are pumping out a lot of renders lately. Must be offering some competitive fees...

Their design rationale seems to be "take standard building. Add colour".

Meh. It's better that a gray, trowel finished stucco box. Thank god for hardi-board...

People, people. It's like a block off skid row and it's Manitoba Housing. Let's just be thankful somebody is willing to build it and manage it.

In that location, a private developer (wouldn't build it in the first place, but I digress) would certainly not add any "luxurious" finishes like hip roofs and various colours of siding, or even a front entrance canopy. So yes, thankfully MB housing at least demands some upgrades from the standard.
