Dieppe city council will vote on February 9th on whether or not the proposed development (rumoured Sobeys) will be given the green light on Dieppe blvd.

The developer also confirmed that it was either Superstore, Sobeys or Coop, but didn't want to name which one it was. So the Sobeys rumor seems to be true

Certainly not a Co-op, as there's one literally two blocks up the street. Superstore is building on Elmwood. I guess that leaves only Sobeys.....

Absolutely substantiated, no.

It would however be built in the "Elmwood Centre" as the Home Hardware development is now called. There was an article in the paper not too long ago acknowledging that a grocery store was rumoured to be part of the development. Since there is already a Sobeys just a little bit further down Elmwood Drive, the presumption is that this new store will be one of the newer "small format" Superstores.

Construction likely won't start until 2016 though. I gather that they will be concentrating on upgrading Elmwood Drive in front of this new development this year.

According to the T&T, there's a bit more to this proposed development on Dieppe Blvd at Yvonne.

In addition to the 58,000 sq ft grocery store and the gas station/car wash, there will also be a 10,000 sq ft strip mall and a parking lot containing 567 spaces. Given the size of the development, a second access road may be necessary (the implication being that this would be on Yvonne). There is a playground on Yvonne directly across from the development.

As such, the NIMBY's may have a bit of a point. I'm still generally in favour of the concept of this development, but those individuals on Valmont Crescent backing on the proposed site would naturally be upset.

There is a proposed 10 metre buffer between the back end of the proposed commercial development and the adjacent properties. Unfortunately there are no trees on this land.

Perhaps conditions could be placed on the approval of this development. Maybe there should be a berm created on the 10 metre buffer zone. Perhaps the playground could be relocated a bit so that it would not directly face the shopping centre.

Thoughts anyone??

This was poor planning on the city's part by not zoning it correctly in the first place. What could fit along this wide, empty, high-traffic road other than commercial boxes?

I'm with the residents on this one regardless of the gas bar and strip mall. They've invested large amounts of money (many of these homes are valued at over $500k) on the basis that it would remain residential, and the neighbourhood is only a few years old.

Didn't Sobeys plan to build on Harrisville next to Kent? I suspect that the city realized their mistake, and they're attempting to lure them in order to gain property tax.

There's plenty of room elsewhere. Leave the neighbourhood empty (as wasteful as it is) and get Sobeys to build in Moncton. Revisit the zoning in 15-20 years when the first generation of owners have moved on.

How can he say it has nothing to do with the City of Dieppe!!!

It's got everything to do with the City of Dieppe. The project won't go ahead unless the city allows the land to be rezoned!! Talk about trying to dodge the issue, sheesh......

In any event, judging from the mayors response, it would seem clear to me that the City of Dieppe clearly wants this proposal to go ahead........

Coupla points:
1) I guarantee you that the city wants this project to go ahead. What city wouldn't?
2) I think what the mayor meant was the promises made by the developer to the residents have nothing to do with the city.
I will step out on a limb and predict that the residents will lose this battle. I dunno how much taxes a new shopping plaza (anchor store, mini mall, gas bar, car wash) will generate, but I will bet it is enough tax money to trump a few dozen votes. I'll predict the councillor(s) in that ward will vote against it, but lose to a majority of councillors who are fer it.
Seen it happen that way many times before! (But this is purely a guess.)

I must agree with you MonctonRad, this is funniest thing I've heard from a politician in a long time. I mean who will allow and agree to the rezoning request if not the CITY OF DIEPPE? God? The Tooth Fairy or the Easter Bunny? LOL
Talk about running away from the issue...

I also predict that the rezoning will go ahead. Not that I'm in favor of it or not, but just that in most instances with these things, they do go ahead... Money talks and BS walks.

Can confirm 100% that the new development in uptown dieppe will in fact be a sobeys and Champlain mall sobeys will be closed!!

Steel frame is already up for that new building on Rufin St. It is actually behind the strip mall behind the Jean Coutu on the same side of the street. Not the lot directly on the corner of Rufin St and Principale-Est Ave but the next one.

You can hardly tell that there is any activity there driving on Dieppe Blvd, but I drove on Hartnett and Rufin this weekend and I noticed that it was there

They expect to be opened by December 2015 as per the sign on the side of the street.

The city council has opted not to stop the rezoning process... pretty much as expected. The developer will make some modifications to the plan to appease some of the residents' concerns and council will vote at a later session. Looks like Dieppe blvd will soon be home to yet another Sobeys for metro Moncton. If the rumours are true, I wonder how long until the Champlain store decamps.

More information on the Dieppe blvd development. It will include four buildings including the grocery store, a gas station/car wash and 2 commercial strips. This is quite a large development indeed.
