Buck takes big step toward Loop tower groundbreaking

http://www.chicagobusiness.com/realestat...k-lands-law-firm-for-proposed-loop-tower

"A third new office tower could soon rise in downtown Chicago, with law firm Freeborn & Peters agreeing to move into a 36-story project developer John Buck plans in the Loop."

I'm much more impressed with 130 N Franklin than I am with 151, but any new office developments moving forward is good in my book.

That's funny, my office window is on the 26th floor and look straight down onto that old Walgreens at Randolph and Franklin. Just yesterday one of my coworkers and I were wondering what the status was with that one, I kinda miss the Walgreen being right there.

We have open floor concept in our office, so floor to ceiling windows all the way around the building (191 N. Wacker). When I go to the northwest corner of the office it's an amazing view right down onto both office towers going up across the river as well as Wolf Point.

It's going to be crazy looking out there the next few years.

Great updates all. Milwaukee/Grand/Halsted will be really interesting to watch over the next few years. It will be such a dramatic transformation on the street level for that little part of town. Does anyone know who owns the large lot on the river between Ohio and Grand? Is that Trib too? Seems like a prime lot for development.

If 151 N Franklin gets built, I unfortunately do not see Wolf Point 2 starting anytime within the next 5 years. I would prefer WP 2 and 3 gets built over all other office towers so WP 1 does not stick out like a sore thumb.

The Tribune owns it, but it is part of the PMD. It definitely would be great to see that developed though, it would really tie River West and River North together.

Office buildings are permitted in the PMD, which is why we've seen a lot of loft-office conversions and even some proposed new midrises.

Oddly, the Tribune's facility north of Chicago Ave. was excluded from the PMD so it could host residential one day, in theory. Zoning is still Manufacturing but it's not "protected" so a developer could request a zoning change.

It depends on the programming. When you say WP 2, I'm assuming you mean the south tower. It could easily be hotel/residential. Time will tell.

As far as I know the wolf point folks have only said the other towers will be mixed use. So no worries getting another one built may not have any relation to the office market.
