simons maybe, they are opening a second store in edmonton which shows they are opening more than one store in a market area...

The last time I checked, they only have 90 remaining unsold units... only the unpopular units remain:
- lower floor level 2-bdr D2, because the balconies are facing directly at the skytrain station (noisy & lack of privacy)
- 2-bdr C1, because it has the tiniest balcony at 90sqft and also facing the skytrain (noisy & lack of privacy)
- higher floor level 1-bdr A, executive floors and penthouses because they have such high price per sqft

I wonder if:
  • Grandview Wal-Mart might move into the Target space (and close Lougheed?)
  • Sears might move into the Target space and allow wholesale redevelopment of the old Sears/Eatons building?

What's the word on the second tower? Is it supposed to be approved anytime soon or are they going to wait awhile longer till they sell more units?

You probably mean the 3rd tower. The 2nd tower is the one that is selling right now. I would imagine that they are waiting until they sell out the 2nd tower, but more importantly its probably a complicated phasing process with all of the new commercial. I am guessing it will be a while before they release the next tower - which still needs to go through the City approval process.

Yeah I know its selling already but I thought it still had to get final approval or given a development permit. Or maybe I missed something. Anyway, considering both towers are part of phase 1, I guess it should happen relatively soon if it hasnt happened already.

Somewhere earlier in this thread was mentioned thatShape would develop Lougheed first and get back to phase 2 of Brentwood.
Is this still the case?
I mean there is only so much manpower and resources.
Shape has to decide priority in order to do a good job.

All these mall redevelopments are so exciting but I think the time frame for most of them is like 20 years more or less. Though in the case of Brentwood I like that they seem to be starting with the best component.

But yeah, I hope that thing about there being so many units left is false because Id like to see things go as quick and smooth as possible.

Usually if a developer can sell 75% of the units,the bank would give them the financing for the project.

The lower level 2 bedroom/ 2 bath would still make wonderful rental units.
Still superb location , 2 people can easily share . You never run out of tenants.

If only I have more money!!!

Wow those prices are insane. I guess location is important but it still amazes me that people would pay $550,000 for a 2 bedroom condo in any of the suburbs including Brentwood when for that price you can still buy a 3+ bedroom townhouse or even a full fledged house with land. :|

*shrug* sign of the times I guess. Buildings are going to look good though and will be nice to see them really start to take shape.

That's a pretty good deal for a 2 bedroom @ $331k. It's bigger and cheaper than pretty much all new 1 bedrooms out there.
