It's not really underground. You can already see that the existing slope of the site lends the deck to be partially underground but the residential portion along 10th street will be wrapping the parking deck.

Underground parking in Atlanta is not going to become a trend unless land prices become too cost prohibitive to keep putting them above ground (it costs a LOT of money to drill/blast through the shallow rock in this area).

God I hope so...But the more important question is, wonder what's on Dewberry's mind? I'm thinking that with a project like the one proposed for 14th street, now might be a good time to make a move, just a thought.

Actually I hope that funeral home remains. There is a lot of history that has gone through that place and it's a beautiful building....However I would like to see that their parking lot fronting 10th St gets built out.

I walk past this building every day. I go back and forth on this, but tend to agree with you. I like that Atlanta still has the occasional historic home sprinkled throughout its cityscape. But I also agree that the parking lot and its giant wall really kill the streetscape.

Yeah, maybe a happy medium is to redevelop the parking lot with a larger deck that has spaces for the funeral home as well as for residential/office and build something on top of the deck. It also sucks mainly that until properties are redeveloped it is unlikely the sidewalks will be improved to the new zoning standards. The sidewalks in that area are narrow and busted up.

The demo permit stated there was demo of a 4 story office so it must go further up to the Broadcast tower property

Also groundbreaking was held Jan 23 for the CityLights senior living development in the Boulevard corridor.

For one thing, the student oriented buildings will have fewer 1 BR units and a much higher percentage of 3 and 4 BR units (there probably won't be any 4 BR's in 1010 W Peacthree). The 1010 W Peachtree site is about the same size as the 131 Ponce site (285 units) without the Pei building to work around.

I have the same arch vis set and know it has a better mix represented this seems more intentional. I guess they want it to look high-end so the fastest way to do that it to exclude "undesirables" in the rendering. Bad pr but good if you are bringing the renderings up before a bunch of old white men.

And, unfortunately, if you're trying to get the Roswell City Council to grant a special use permit to build apartments.
