Probably because "Approved" is a category on the City's rezoning website and marks a milestone before construction starts.

Approved should be a category. This is more than just a proposal, it has been approved by the City and will be going forward. There should be more labels, IMO:

Proposal
Approved
Site Prep/Demo
U/C
Completed

Huh??? I have seen approved beside projects everywhere in this forum since I joined. That might be why.

What Jebby suggests would make it much more clear and helpful. Seriously, there is a massive difference between a project that is simply proposed versus something that has the permits and city approval and has excavated down 9 floors lol.

We are aware of some projects that have been listes as approved, if we notice it we correct them. There is too much grey area hence the standards of proposed/uc and completed. No arguement from me that a project that is approved is vastly different then one just proposed but approved doesn't mean it's going ahead either, it's just a step along the way. And then what do we have a approved for rezoning? How about approved development permit? How about financing approved? See where we're going, way too much grey. Anyways this is best left to another thread but its' a good discussion

Yay, there's a date: February 14th. For "previews". I suppose that's not sales although at least it's progress. Assumedly the display center (@Main and Broadway) will be open then.

I would say that cranky people opposed this, which broadens the spectrum beyond hipsters, some of whom were certainly opposed, to include a diverse array of homeowners and renters that are opposed to change in the neighbourhood. I'm supportive of this project and wish I were in a position to buy at this point. I expect that many, if not most, of the initial buyers will be investors and there will be more than a few assignments ready to pick up shortly before it's completed, so in a few years' time when I should be ready to buy I will be able to look seriously at this place. I bet that more than a few people are going to stretch to buy before the transit referendum, correctly expecting the property to appreciate in value if and when the SkyTrain subway extension becomes more likely. With that said, I've heard enough horror stories about deficiencies and headaches of new buildings to want to steer clear until six months to a year have passed.

Nothing wrong with hipsters. At least they keep those hip cafes and boutiques opened in the neighhourhood. Main would be really drab without them. And I doubt they are the ones opposing to the development of Independent.

Here's one of the floorplans. The bedroom is bigger than the living room which looks too small to have more than a small couch. That flex space looks like a waste of space. Units this size should have no interior walls except for the bathroom of course.



The studio has less sq footage but looks a lot more roomy.

Main St. Station is well within walking distance (or you can take one of the 3 buses that go there). I and many other people in the neighbourhood do that daily.

I'm surprised their 2 bedrooms start at under 630 sq ft. I guess this is the only way to keep costs down.

630 sqft is a one bedroom in my opinion, not a two bedroom. But with today's real estate pricing I guess they are trying to keep costs down and affordable for the average Vancouverite (read non overseas buyer).
