Thanks for the picture update! It looks like the 111 core is already making its way past the UPAC roof. Its moving along nicely considering it is all concrete work.

The speed of the Theater going up compare to 111 South Main is night and day.

That's because 111 Main isn't "going up". Come on, let's be serious. It's painfully obvious that this building is in trouble. Either it is being redesigned so is on hold until the blueprints are ready, or, Goldman has decided not to expand, or it just isn't going to happen. But the reality is, it is not currently "going up". It makes me sad to say it, but if it IS under construction, it's the strangest way of constructing a tower I've ever seen. Nothing...and I mean 'NOTHING" about this construction site says to me that this building is under construction.

Do you pass by it every day? It is most obviously under construction... You can't expect a consistent construction speed. It will take a little, but the building is most definitely not in trouble.

The office building is under construction. There have been 5 city building inspections recorded just since January began. If a building was not under construction, there would not be any changes proceeding and thus inspections would not be necessary. It may be difficult to see the construction from Dallas but I can tell you that it is happening.

Also, the future tenants have already been meeting with city officials about their tenant improvement plans. I won't mention names right now but they are all tenants that you have heard a great deal about.

You keep saying this over and over despite all the evidence proving otherwise. Looks like it's moving just fine to me.. I work downtown and have watched the progress since day 1...

All of the work is happening inside the plastic in UPAC. Walk by some day...

I walked by today and there were lots of people working all over the site including the area of the office tower. It may not look as if it is progressing because it has mostly only been concrete work completed thus far. The footings and foundation work for this building is far more complex then what was required for the adjacent theater. Because of that the steel was able to rise on the theater site already. The concrete work on the office tower section has reached about street level from what I saw this afternoon. I would think that steel will be coming along shortly.

This office project is being built by the Property Reserve Inc. aka the LDS Church which means that financing is not an issue. Further, they already have high profile tenants ready to occupy space. There is no reason to think that this building is not already moving forward and will continue to do so.

Can you share with us on the % of space leased so far at 111? Hopefully there's enough office demand right now to fill up 111, with even more to help push 151 forward.

You'd have to see it in person to be able to properly gauge how much work is happening. Like UTPlanner said, mostly foundation work. When I saw the site just before Christmas, the whole perimeter of the tower around the core was still a 30-40 foot hole. When I saw it over this last weekend (slightly less than 4 weeks later) it was built up to ground level. That's significant progress, especially considering the holidays that happened during that timeframe.

I have no idea what the percentage is at the moment. I have only seen the names of 2 different well known companies meeting with different city divisions about their plans. Until they submit their plans I will not know just how much space they are developing.

Yeah, I'm not sure how an ever increasingly tall elevator core signifies that the building isn't rising.

Most of the work right now is happening inside the UPAC though... If someone can get a pic from Reagent street that would be nice

Too bad there isn't a live cam like what 222 south main had as it went up.

Definitely an improvement. I like the all glass foyer. Judging by the looks of it, the tower will in-fact hang from the roof, and there will be no steel rising below the third floor.

I like how the tower comes right up next to the sidewalk and how it gives a close feel to the street level. I also like the sharp clean corners of the tower, and also the clear glass lobby look makes it feel welcoming.

I love the column free floor plate design. It does help make the floors feel more open.

Also, with the look of the lobby, I do agree that the floors will be hanging from the roof and supported by the core which is currently rising.

The lobby look with just straight glass along 1st South and Main is just a very great look and does help this building to stand out.

While it's nothing overly flashy, I really do like the design. Crisp and clean with nice lines. I really like the engagement that the lobby has with the sidewalk.
