He does have a point that the south end of the city is somewhat underserved when it comes to hotels. With the university, stadium and a large amount of residential and commercial development nearby and only maybe four decent hotels on the Pembina strip to serve all that traffic, it seems like a place where you might expect a new hotel or two to pop up.

Original accepted bid was around $4.5MM, cut it back closer to closing. This deal has been done for months. The site goes all the way to the Jubilee clover leaf, so it's definitely a large parcel. But $4MM for a bit of cashflow and a tear-down hotel? Lets just say that some people in the real estate world have, ahem,
advantages others don't where it comes to value...
