RIC Topping Out (short?)

So, I remember that someone pretty recently here posted photos of RIC with its topped-out core. Does it seem to anybody else that this tower is somewhat short of its reported 480' height? Could be some perspective things going on for sure, but seems more like a lower-400s' height to me (I do recall at one point reading 420' cited.....so I wonder if that was actually the correct one?) Just curious if anyone has any info on this.....

^^I'll go ahead and be the first to say it: That affordable housing project on Lake actually isn't terrible when driving past it at 65mph on 90/94.

202 more apartments slated for the South Loop

Dan Moceri, CEO of a technology company in Schaumburg, is part of a group planning to demolish this South Loop parking garage and build an apartment tower. Photo from CoStar Group Inc.

The South Loop has emerged as a crowded place for apartment construction, but a development group is wagering there's still room to build more rentals in the neighborhood.

A venture of Dan Moceri, CEO of Schaumburg-based Convergint Technologies, his son Michael, an architect, and Thomas Roszak, who leads his namesake Chicago architecture firm, want to tear down the parking garage at 600 S. Clark St. and build a 24-story, 202-unit apartment building, Michael Moceri said in an email. The garage is owned by a venture of venture of Chicago investor Arthur Holmer.

The pitch caps a busy year for new rental projects in the South Loop, which is seeing its fair share of apartment deals amid a construction boom expected to result in more than 3,100 apartments coming online downtown in 2015.

Meanwhile, the condo market is improving.

'OVERARCHING QUESTION'

“There is a broad question of just the overall demand in the cycle of development—where we stand. It's so hard to seemingly get a real barometer on what's going on. Is it still a rental market?” said David Crawford, co-founder at Chicago-based D2 Realty Services.

With the economy stabilizing, “is it starting to shift back to a condo market? That is the overarching question I ask myself.”

Crawford, whose firm owns property in the South Loop, said “there is a good deal of logic” for rental deals in the neighborhood, given its proximity to Loop workplaces, parks and other amenities.

New apartment projects in the neighborhood include the

I believe that someone posted early images of this project a few weeks ago. It looked quite promising.

^Except now I'm hearing it's almost 200 units and no office space. So the design may have changed a bit.

^ And taller apparently as well - ~24 stories now.....

Also, very encouragingly, the article mentions it conforms to current zoning......this could be a really excellent piece of South Loop infill......

Happy new year everyone. Viewing the Trump Tower tonight from my place, you can see the owner who purchased the penthouse has every light one. And ever from all the way down in the south loop, the windows are huge. It really makes the building look very different to have an entire floor just lit up. That being said, if only they made some slight lighting adjustments to the top, it would be such a stand out building during the night

I just moved the other day into a new place with a very, very clear view of the Trump Tower. Very cool to see! Though are you sure that's the top floor? It looks like there's one above it from my view..

FYI: Judge tosses suit over project on former Children's Memorial site

A judge dealt a blow to Lincoln Park community organizations and residents seeking to block the $350 million redevelopment of the former Children's Memorial Hospital site.

In a ruling yesterday, Cook County Circuit Court Judge Kathleen Pantle dismissed a suit two Lincoln Park groups and five individuals filed this summer against the city of Chicago that argued the city improperly approved a plan from developer McCaffery Interests for the ex-hospital site at Halsted Street and Lincoln and Fullerton avenues.

"The approval of the City's motion to dismiss this case does not represent the end of our efforts,” according to a statement from the plaintiffs. “We will immediately appeal this decision to a higher court and continue to argue that the City acted irresponsibly and, in fact, illegally, when it approved a zoning change in order to pave the way for this massive development."

Dan McCaffery, head of his namesake Chicago development company, said he was optimistic the judge's decision would give his firm the green light to begin work on the project.

“I'm ever more hopeful we can get started. It clears a hurdle,” McCaffery said.

As long as there's no appeal, McCaffery said he'd move to acquire the property, still owned by the hospital, within a couple of months.

“Upon closing, getting started would mean doing all the prep work for demolition,” he said. “(But) we're going to wait to make sure the deck is clear.”

Height gains are probably modest. Looks like the original design had office floors with a taller ceiling height that were probably cut down to squeeze in extra residential floors.
