Hi all! I'm new to the forum, but have been lurking around for a while to get updates from my city and worldwide. I've always had a passion for urbanism and skyscrapers. I'll probably be mostly lurking around in the future, but may partake in discussions every once in a while.

For those wondering what's up at Hall's Creek, things a far from dead! I took this picture a few nights ago on Generation avenue. Since then, two foundations have been poured and one house is almost fully framed.

These are supposed to be the ecological homes (urban cottages) from the original concept. So, on top of the five single family homes already buillt on the perimeter and the two urban cottages, there is also a new single family almost finished (a model home I believe) and another single family lot cleared. There should be 13 to 16 families within the next few months.

Things are looking up!

I could only speculate on the rest of the development. In the current real estate market, it might be a risky move to go full bore and build all the multifamily housing, small appartments and commercial developments that were in the original plan. At least things have been moving very quickly for the last few months. Hopefully we'll see a good chunk of the original vision materialise in the future.

Indeed. There is also a lot of potential competition for Hall's Creek around the metro area too (Dobson Landing, Dieppe Blvd, The Junction Urban Village, Downing Street, 55 Queen etc), so there might not be enough demand to warrant the higher density elements initially proposed for Hall's Creek.

Welcome to the forums BTW.

Being a new member of this development, I was attracted to 1) the location and 2) to the eco and density (liveability) aspects (not necessarily in that order). Hopefully the second aspect will eventually happen. All lots are currently zoned as they were originally planned, but that can certainly be changed at a city council meeting if they want. That being said, knowing the developper a little, his plans shouldn't change all that much. He's very green!

Thanks for the welcome!

The Elmwood Home Hardware development on the NW corner of the TCH/Elmwood Drive interchange has been formally named the Elmwood Centre.

Here is the commercial listing:

Just found this page that shows the concept of this development.

NOTE: My view didn't show the previous couple of submissions until I submitted this. Sorry for the duplication.

Moncton High students get sneak peek at new school

Construction delays postponed opening of new school until after January exams
CBC News Posted: Jan 06, 2015 12:35 PM AT
Last Updated: Jan 06, 2015 1:13 PM AT

Members of student government and grad council toured the new Moncton High School on Monday and say they are impressed with the amount of technology in the facility that is set to open Jan. 30.

Julia Owens, a grade 12 student who is also a member of the grad council, says she was amazed with the new building.

"The technology in that school compared to what we have now, it's going to be a crazy change for us," she said.

She says the floors are divided by subject, with trades on the first floor, English and humanities on the second floor and math and science on the third.

Owens is also impressed with the common areas of the facility.

She says the lounge areas all have places to plug in mobile devices and look more like a trendy coffee shop than a school.

"The cafeteria area with the stage, I was really surprised by how much I liked it," she said.

"It's really open and there's a lot of natural light and for student government. I'm excited to to start hosting events here."

"From the minute I was in there it definitely feels like home. We have our school colours everywhere, we have a nice showcase with all sorts of artifacts from over the years."

Pardon my architectural rant, but...the new high school looks like a penitentiary, reminds me of the new Southeast Regional Correctional Centre somehow, and it's secluded outside the city, so goes to show. I can't believe this is the replacement to the beautiful Moncton High, which is actually located IN Moncton. There's a little bit of orange on the outside; Orange is the New Black I guess.

I'm sure it's great inside, with great facilities, but I guess they don't make them like they used to anymore. Don't get me wrong, I'm glad the students & staff have a new, clean, modern and safe school; but with planning, money and time they could've done it with the current school & location IN Moncton. I guess the government didn't have any of those elements on their side.

Here is the site plan for the Caledonia Industrial Park:

Of note:
- There are future plans to extend Harrisville Blvd to an extension of Galloway Street. Personally I would extend Harrisville all the way to Elmwood Drive up by the Irishtown Nature Park, especially since Harrisville/Dieppe Blvd is the main crosstown route in the east end of the metro area.
- The option is there to extend a railway spur to the back end of the Irving Personal Care property.

In terms of impending development:
- Lot 05-12 on Frenette has been cleared and there is a construction trailer on site. I have no idea what is going on here, but this is a large lot and I suspect yet another warehousing facility.
- Lots 13-1,13-2, 08-24 and 03-4 on Harrisville have been consolidated and cleared and there is a commercial strip development planned for here.

Neat plan! Nice find...

03-4 is Stantec I'm pretty sure...the other three are going to be a strip like you said.

The Savannah Heights subdivision will soon be connected to Highlandview Drive by an extension of Savannah Drive behind Lewisville Middle School.

This is a good idea. I have never been a fan of disconnected subdivisions. We need a proper street grid, even in suburban areas in order to encourage traffic flow and prevent congestion on main streets. There are certainly several "lost connections" in the northwest end (where I live) that should be addressed, but probably won't be because of NIMBYism......

They should connect Concorde and Highlandview as well as Drayton and Lady Guinevere. Connecting that area with Mariott would also be nice. Would also be nice finish Storey Road.

Moncton’s Caledonia fire station gets green light
Tuesday, February 24, 2015
T&T
By: Brent Mazerolle
http://22864.vws.magma.ca/index.php?&article_id=14447

The City of Moncton should soon break ground on a new fire station to replace the McLaughlin Drive fire hall. Moncton city council awarded a $3,224,200 contract to J.W. Lindsay Enterprises Ltd. for the construction of the new Caledonia Fire Station on Caledonia Road near Elmwood Drive. The city is still working out the terms of its purchase of the land because the municipal corporation and the property owner have failed to come to agreement.
“That raises a red flag, Can we build when we don’t own the land?” Ward 3 Coun. Daniel Bourgeois asked.
However, because the city ended up expropriating the land, Bruce Tait, the director of municipal facilities, said the city already has possession of the land“for all intents and purposes,” even though the payment for it is still being negotiated.
Tait was asked by Ward 1 Coun. Shawn Crossman if the planned spring 2016 opening was realistic, given the problems with the land.
“That is the target, and it is an achievable one.”
Councillors, stung by past troubles with the roof at the Crossman Community Centre leaking and numerous complications arising with Resurgo Place, including cost overruns and leaks in the distinctive glass atrium roof, had lots of questions about the fire station, questioning why this newest municipal construction project wouldn’t have its own dedicated project manager.
The need for such a municipal employee overseeing a construction project has come up in the past with big projects such as the Moncton 2010 Stadium. Tait, however, said this was a relatively straightforward construction of a new building, as opposed to, for instance, a complicated renovation and expansion, as was the case with the Moncton Museum becoming Resurgo Place.
Ward 2 Coun. Charles Léger sought assurances the new fire hall had design input from the fire department itself.
“There’s been active involvement by the fire department both by management and unionized firefighters,” Chief Eric Arsenault told council.
“I’m quite confident our needs have been met.”
The motion to award the contract passed 6-1, with Bourgeois dissenting. Councillors Paul Pellerin, René Landry and Blair Lawrence were absent at the time of the vote.
Apart from the need to replace the McLaughlin Fire Station because it has reached the end of its operational life, there has been a long-recognized need for a more strategic location. The 2003 Fire Station Location Study recommended that an ideal location for the new station would be in the Trans-Canada Highway and Elmwood Drive area, and in October 2013, data analysis by Risk Management Services reconfirmed that finding.
Optimal locations for fire stations are determined by evaluating several criteria such as assessed value of property, population covered, streets covered and property risk.
Council’s decision to relocate the Assomption Fire Station to Botsford and King was the first of two moves to improve the effectiveness of fire response. The Botsford location gave firefighters easy access to several major traffic corridors and broadened the area it could effectively cover. It has, however, meant that two of the city’s five fire stations, it and McLaughlin Drive, are too close together.
Moving McLaughlin, which is also too landlocked by the Université de Moncton campus and Elmwood Cemetery, will give it better response time to Caledonia Industrial Estates and other developing areas of northeast Moncton. Its placement by the intersection of Elmwood Drive and Route 2 is also expected to be helpful for getting firetrucks to emergencies quickly.

Great. Just what the neighbourhood needs. We don't have enough pizza places. Only Pizza Delight, Greco, Pizza Twins, Pizza Shack, Pizza Gods (opening soon next to the Igloo) & possibly Freddie's… If you stand at Elmwood and Morton, you can pretty much see them all!
