The tower part is pretty meh, but the lowrise part is nice. I wonder what's in it?

It turned out much better than I expected. Those catwalks seem a bit underengineered at first glance though...

Thanks for the update Klazu (and for the unnoticed July perspective shot!)

I don't think Maddox gets enough credit on these boards. The previously-mocked "terracotta" panels are high quality and manage to look bold without being kitschy, the tower massing has pleasingly subtle variation, and the podium is unique in Vancouver. Overall a very nice contribution to downtown south.

Klazu, the lower portion consists of a rec room on the top floor, then followed by condo suites below and townhomes on the ground floor fronting east. The vacated presentation centre on the western corner is a CRU, possibly a future cafe. In between the tower and the low rise portion facing west is the gym.

Nice.

Can you please take a shot straight down to Neon, which I posted from street level, in the downtown thread?
It would be interesting to see the floorplate, as it looks pretty curvey in your shot.
We're wondering about the temporary street pattern down there too.

Maddox buyers must be real excited the city decided to dump a big homeless shelter in that hotel across the street. How much value just got shaved off their units?

They are lights. Not sure why they aren't lit up in this image - timing perhaps, but they do illuminate and look pretty cool!

Looks like somebody forgot to plug them in when I took the shot last night. Reminds me of the LED display over at West Pender Place, as for a while its operation was quite sporadic.

Interesting comments in this article.

"There is more to the story than the noble cause that we are being lead to believe. I received some information from someone involved in the development side and helped shed light on this issue.

Apparently the developer that is buying the Quality Inn is Townline and the reason why they're turning it into a homeless shelter is to obtain permit for larger density. Seems that another developer was trying to buy the hotel earlier and turn it into a high rise, but couldn't because they couldn't get permission for larger density.
So Townline struck up a deal to turn the hotel into a homeless shelter, 2 or 3 people per room for two years terms, forcing the current structure to qualify for largedensity. With the density permission in hand, Townline can tear down the Quality Inn and build a high rise in two years.

If we want to do anything to protest the shelter then the person we need to protest against is "Rick Ilich", the president of Townline.

Yeah, homeless people don't deserve to be treated like humans. Put them in the abandoned Stanley Park Zoo.

But seriously...

Homeless people get a home, plus the neighbourhood gets more character. Property values might actually rise. Everyone wins! In the end though, the hotel will be torn down and replaced with a glassy new tower full of righteous people. World saved.

I think the point the area locals are making is that there are already quite a few (5+) homeless shelters and social housing in that part of South Downtown (which is true). People think that it's getting beyond a good balance and I have to agree with them that too much is too much.

Not sure how many of these and how close to each other you have in the Mt. Pleasant area?

While I think we all agree social housing and homeless shelters are required for a proper balance in Vancouver, and an important issue, I think most people here are of the mind that there are simply too many in such a condensed area now, and that's the issue here. Perhaps they should put future ones in a different area, so as to spread out the geographical locations of the housing.

I understand the argument that they are making, but there are 3 here in Southeast False Creek and it has hardly ruined the area. I don't think that having areas quarantined for the poor and others for the rich will solve the homelessness issues in Vancouver. The shelters and supportive housing establishments have to be spread throughout the city, and I think why we are seeing higher densities in areas like Downtown South and Southeast False Creek is due to the fact that they were far less developed than other areas in the city.

And yet, there's even more outcry when a developer tries to build a new condo in the DTES as compared to social housing in Yaletown or SEFC.

How about Coal Harbour? Kits?
