MetroPlace won for Best Suburban High-Rise at the 2014 UDI awards earlier this week - definitely a deserving winner.

I have to admit I was a little turned off by the first renders of this building, which showed a bold, red trim line going up, around and down one corner.
Without that red striping, this building does deserve the accolades it gets: crisp, smart, no-nonsense, elegant.

I think that without the red element, it became more of developer's building - plain, unadorned, one of the crowd.
The retail looks good though.

Speaking of retail. Subway is going in one of the CRUs.

My pic from earlier today. The landscaping looks petty much complete. Also the new light standards down Beresford are a nice touch.

While we were all impressed with the height, corner feature, and Beresford streetscape, the west side has to be one of the ugliest tower facades in the region. Also disappointing that the very urban frontage masks an excess of car-oriented open space. Posted by Intracorp on Facebook, taken from Silver:

As someone who absolutely abhors excesses of open car-oriented space, that courtyard area honestly doesn't look too bad. I didn't even know it existed until just now even though I live in the area.

It's not the size of the courtyard, but the amount of potential street-frontage lost to driveways, parking entrances and loading bays. The latter 2 could have faced the main driveway instead of directly on the street. What they've done now is ensure suburban block-sizes in this area since they've done nothing to make the alley walkable

That is a bit of a strange layout for the garage entrance and the courtyard.

i.e. it will be hard for residents to exit the parkade then pick someone up at the courtyard, or drop someone off at the courtyard, then park the car in the underground garage.

People do that to make it easier for elderly people (less walking and easier to open the car doors wide) or loading babies (to avoid speed bumps which can jar kid's heads).

I think everyone would agree that the podiums could have been bigger with larger commercial / retail components -
but with the bigger shopping complex in BC across the street - that would have been a long shot.

Blanketed in fog before the sunrise.





Fog vanishes quickly after sunrise and the view is like a painting.

Unfortunately my last Metrotown panorama ever from this angle. Too bad I won't be able to see all Station Square towers go up, as they will re-shape this skyline.
