The NCC is very slow in moving and certainly needs to get off its but. For example, they certainly need to do something with Jacques Cartier Park. There would be great potential especially near the marina and public dock.

But isn't it already a world-class park? How could it not be with all that vibrating greenspace?

I agree; the private developer gets its high density district with historical charm and public waterfront development while the Feds can pull off the same thong as always and build another park with grass, tress and paths for the aboriginals.

And I'm not just being sarcastic. I honestly would not want to see all of the islands developed with high density like the E.B. Eddy lands. Too much of a good thing is just that; too much. Applies to both urban development (on small islands) and parks.

NCC does parks and museums well but not residential (see Lebreton Flats).

That box model and the renderings are different..
The box model is very dense with what seems to be pretty tall buildings (in the 20 + stories).

The newer renders we have seen seem to be less dense, include more "wide open spaces" and have short to medium heights

Im pretty sure that the main reason this is going to the OMB is because this land should be returned to nature. No clean up, no construction no bridges. Get rid of the dam, get rid of all human presence and give it back to mother nature, kind of like LeBreton for the past half century. You know, all the stupid ideas that dont actually help anything or anyone. If the citizens of Ottawa werent so concerned with constant appeals to the OMB I am pretty sure that this city would have grown alot more in the past decade that it has already. Each appeal drives up prices and drives down demand. Its that constant NIMBY attitude that really screws with everything. It would be fine if an appeal was launched for one or two things, but virtually ALL projects in Ottawa are appealed, or at least a threat is made. It is insane.

They need to completely rethink the entire Booth-Eddy crossing along with this project. All the ugly structures where it splits in the Gatineau side should just be removed, and I would love to see them raise the entire roadway 10 to 15 feet so that the pathway behind the War Museum can slip underneath, as well as other pathways that might circumnavigate around the islands. The old bridge could be recycled as a pedestrian bridge elsewhere, or incorporated into a new wider structure that includes proper sidewalks and bike lanes as well as viewing platforms towards the falls. To me these should be fundamental issues to this development instead of something to be solved later.

I totally agree... this is the opportune time to fix the Chaudiere bridge choke point. The 2-lane (1-1/2 in each direction) Chaudiere bridge has always baffled me. Leading up to it from both ends the road is marked as 2 lanes in each direction, but the bridge itself is marked as just one wide-ish lane in each direction. And there isn't even a warning sign that you're losing a lane and you need to merge as you approach. It's as if they don't want to admit that the bridge can't handle 4 lanes, but are hoping that nobody will notice. What a long-standing fail.

I've never understood that one - complete traffic management fail. I'm always amazed there aren't more accidents at that choke point, especially due to the lack of signage giving you a heads up that two quickly moving lanes are about to spontaneously merge together.

There's legislation moving through Queen's Park that would scale down the powers of the OMB. Might help, we'll have to see what said legislation does exactly.
