Visitors from around the world are drawn to New York City's High Line, an elevated park built on defunct railroad tracks transformed into an urban sanctuary of flowers, grasses and trees.

Private planners inspired by the High Line's success are now looking deep under Manhattan at a proposal to create the Lowline, billed as the world's first underground park.

The project would occupy a 116-year-old abandoned trolley terminal below the Lower East Side that's been used for storage since 1948.

Street-level solar collectors would be used to filter the sun about 20 feet down to bedrock, turning the dank, subterranean space into a luminous, plant-filled oasis. The park would offer city residents a place of refuge and host art exhibits, music performances, readings and children's activities.

The Lowline is only one part of a Lower East Side revitalization project.
The neighborhood has an important place in the history of immigration. At the turn of the last century, newly arriving Italian, Irish and German families made their first homes in America in its tenements. So many Jewish families settled in the neighborhood that it has been called "the American-Jewish Plymouth Rock."

"Many people once fought to move out of the Lower East Side, and now, their grandkids are fighting to get in," says Mark Miller, an art gallery owner whose family ran businesses there since the late 19th century. "It's come full circle; it's hip, happening and historic."

The planners — New York residents who've worked or lived in the area — say they're not erasing the legacy of Orchard, Delancey and Rivington streets, once home to the likes of Irving Berlin, George Burns, Jimmy Cagney, Zero Mostel and Lucky Luciano.

"We're simply taking over a space no one was using in a densely populated neighborhood that lacks sufficient public space," says Dan Barasch, who specializes in promoting socially innovative applications of technology.
He co-founded the nonprofit Lowline project with designer James Ramsey, a former NASA engineer. The park is expected to cost about $60 million in mostly private funds, plus some government money. More than $1 million has been raised for research and design.

Mr. Ramsey and Mr. Barasch got the idea for the project when they heard about the site that was once a trolley turnaround for the line that ran across the Williamsburg Bridge to Brooklyn.

"We'd already been playing with new solar technology," Mr. Barasch said, noting that Mr. Ramsey's RAAD design studio firm worked on the solar concept for the terminal. "And we fell more and more in love with the idea of this public space, so we put those two concepts together."

Mr. Barasch estimates it will take about five years before construction begins to transform the 1-acre leftover from the past into a destination of the future.

Z & K, led by Alex Klein and Yi Han, are proposing construction of a 10-story building at 1702 East 9th Street. Daniel Goldner Architects is designing the building. The site currently houses a one-story, 8,000-square-foot auto body shop.

The project calls for 147 hotel rooms, a synagogue and an eating and drinking establishment.

The Queens-based developer bought the property in February for $5.9 million, according to city records. That transaction also included the adjacent 815 Kings Highway, a 39,000-square-foot commercial building. Earlier this fall, the developer applied for a permit to demolish both structures.

Representatives from Z & K and Daniel Goldner Architects were not immediately available for comment.

Plans for the new building also include a 261-car parking garage to accompany the new building. The project is pending zoning approval from the city.

The front facade has deep recessed dark antique bronze cladding. Ribbed glass at the storefront works as a light screen. It allows light in but at the same time blocks the view form the street.

Yea theres a couple of gaps every once in a while when it comes to Midtown. Remember, Midtown wasn't always tall towers. It started out as low/mid rises and eventually taller towers grew. In the future these are bound to be developed.

7 six story buildings coming to old Cascade Linen site

Kohn’s Alliance Capital Partners, a real estate capital intermediary, bought the former warehouse at 835 Myrtle Avenue last year from General Linen Supply & Laundry Co. for $27 million. The linen supplier shuttered in 2010. As of last summer, Alliance Capital was reportedly in contract to sell the site for $60 million to a group of buyers from the Satmar community.

Calls to Alliance weren’t immediately returned on Monday. New York YIMBY first reported news of the project, which will be targeted toward members of the Satmar community. After a rezoning, the site offers 450,000 square feet of residential space, as well as about 100,000 square feet of commercial. The current plans describe 293,063 square feet of residential space and 36,922 square feet of commercial.

The largest of the seven buildings, at 857 Myrtle Avenue, will measure 61,853 square feet, including 46,963 square feet of residential space. Plans call for 30 apartments, with ground floor commercial space measuring 14,890 square feet. A building at 869 Myrtle will have 45 apartments, while 86 Stockton Street will have 25 units, 98 Stockton will have 34 units; 108 Stockton will have 34 units, 134 Stockton will have 34 units and 833 Myrtle will have 25 units. - See more at: http://therealdeal.com/blog/2014/12/....Pc6lzxN3.dpuf
